Colchester is in Essex, not Suffolk, and the only Essex town on this run. It is also the largest settlement in our range, which matters more than it sounds. In most towns we work in you can generalise about the roofs. Here you cannot. Drive twenty minutes across the town and you pass an old centre with listed stock, Victorian and Edwardian terraces with rear returns, interwar and post-war suburbs of hipped cut-rafter roofs, and modern trussed estates on former garrison land. Four jobs, four specifications, one town.
It sits 15.6 miles south-west of Ipswich as the crow flies. The A12 does the work, so allow roughly thirty-five minutes depending on how the road is behaving that day.

The historic centre, where consent comes first
Colchester has a genuinely old core, with conservation area coverage and listed buildings across defined parts of the town. There the rooflight question starts with consent, not product. Permitted development rights are restricted or removed in conservation areas, and a listed building needs listed building consent for work affecting its character, including a new opening in a historic roof slope.
The usual answer there is a conservation rooflight: slim, low profile, sitting flush or nearly flush with the covering, central glazing bar, dark finish, made to read like the cast iron rooflights fitted into these roofs originally. They cost more than a standard roof window and are frequently the only thing a conservation officer will accept. That is one section of this page and deliberately no more, because most of Colchester is not constrained.
Victorian and Edwardian terraces and the galley kitchen problem
The terraced streets follow the pattern you see across East Anglia: a main range, a rear return running back into the garden, and a narrow gap alongside it. Fill that gap in and you get the side-return kitchen, which is the most common reason anyone in these streets rings a rooflight fitter.
The room is long and narrow, often no more than 2m wide, with a solid wall down one side. A lantern is the wrong shape for that plan. A flat rooflight is the right one, ideally a run of two or three units. The details that decide whether it works for twenty years or two:
- Upstand height. At least 150mm above finished roof level, measured after the covering is on, not before. That is the height standing water and driven rain have to climb before they reach the glass line.
- A designed fall. Flat roofs are not flat. The deck needs a fall so water leaves at a defined point. A unit on a dead level deck sits in a puddle every winter and the puddle finds the weak point eventually.
- Where the water goes. Around the unit, not into a corner behind it. Firrings run the right way or the wrong way, and it is not something you fix afterwards.
Sizes and prices are on flat roof skylight installation. Where a kitchen is wide enough, usually beyond about 4m, a roof lantern distributes light better across a dull day and earns the extra structure underneath.
Garrison-side and edge-of-town new build
Colchester has a great deal of newer housing, including extensive development on garrison and former garrison land. Those roofs are prefabricated trussed at 600mm centres, with breathable membrane over the rafters under concrete interlocking tiles.
Two things follow. Size is set by the trusses before anyone measures the room: fitting between them gives a unit around 550mm wide, and wider means an engineer designing a trimmed opening, because a truss cannot simply be cut. And the membrane detail matters. Breathable membrane is a drainage plane, so it is cut, dressed and lapped over the head of the upstand and down the sides, so anything past the tiles runs back out rather than into the insulation. Ten minutes of work, skipped often.

Interwar and post-war suburbs
The suburbs in between are the most straightforward work in the town. Cut rafter roofs, generally hipped, site-built and easy to trim, under clay or concrete tile. Loft conversions are ordinary and two regulations shape the window. Part B sets a minimum clear openable area for escape and a position on the slope reachable from the floor. Part L sets the thermal performance of the new opening, in practice around 1.2 W/m²K with a warm-edge spacer and a thermally broken frame rather than the 2.8 of mid-2000s glazing. One clause of clarity on water: Colchester town is inland and specified as such, and while the Colne is estuarine downriver at Wivenhoe and Rowhedge where an upgraded fixing specification applies, nothing in the town’s own housing needs it.
The Dutch Quarter and the oldest core
Colchester’s oldest streets, the Dutch Quarter dropping down towards the river and the lanes around the historic centre, hold the tightest concentration of listed and timber-framed stock in the town. This is where consent bites hardest and where a standard roof window on a visible slope will not get through. The acceptable answer here is the slim conservation rooflight sitting flush in the plane of the covering, on a slope the public cannot see, and even that is a considered application rather than a formality. It is a small part of the town by area but it is the part where getting the sequence right, status first, slope second, product third, saves the most money. We treat it exactly as we treat the historic cores of Woodbridge or Hadleigh, because the constraints are the same even though the county is different.

Garrison land, and the scale of the new build
At the other end of the spectrum, Colchester has absorbed a very large amount of new housing, much of it on garrison and former garrison land to the south of the town. Those roofs are uniform in the way only large modern developments are: prefabricated trusses at regular centres, breathable membrane, concrete interlocking tiles, airtight and well insulated. For a rooflight that means the job is predictable and the constraint is structural rather than historic. Fit between the trusses and it is quick. Go wider and an engineer designs the alteration, because a truss cannot simply be cut. The membrane detail at the opening does as much as the flashing to keep it dry, and it is the single thing most often done poorly on roofs of this age. Two entirely different Colchesters, and the survey exists to establish which one your roof belongs to.
The town is inland, the river is not
Colchester town sits inland and is specified as an inland site, so nothing in its own housing needs upgraded coastal fixings. It is worth being clear about that, because the Colne runs down the eastern side of the town and becomes tidal below it. The estuary villages on that water, Wivenhoe, Rowhedge and Brightlingsea, sit in moving tide-driven air with a moderate salt loading, and on genuinely water-facing property there we would upgrade the fixings sensibly. That is estuarine exposure, not open coast, and it is different again from the full marine specification the actual seafront towns need. A house in Colchester itself, away from the water, requires none of it, and we would not quote it that way. Matching the specification to the real exposure of the address is part of getting the price right rather than inflating it.
