Alderton sits about 10.4 miles from Ipswich, though the roads out through the Deben villages make it thirty to thirty-five minutes rather than the twenty the map suggests. It is a small village a short way behind the Bawdsey shore, and the important thing about it is what is not there. No ridge, no woodland belt, no built-up ground between the village and the open North Sea. Flat coastal plain, and then water.

That matters more for a rooflight than most people expect, because the load that pulls a unit out of a roof is not the weight of the wind pushing on it. It is suction.

Uplift, not pressure

Air moving over a pitched roof accelerates as it passes the ridge and the verges, and where it accelerates the pressure drops. The result is a net outward force on the roof plane, strongest at the edges and corners and around any interruption in the surface. A rooflight is an interruption in the surface. It is also, structurally, a hole in the deck with a frame sitting in it, so it concentrates the load rather than sharing it out the way a run of tiles does.

On a sheltered inland site that is a manageable figure and the manufacturer’s default fixing pattern covers it comfortably. On an exposed coastal-plain site with full open fetch, the design wind pressure can be several times higher. The unit does not know the difference. The fixings do.

What we look at during a survey here is straightforward. Where the roof sits relative to open ground, how close the proposed opening is to a verge or a ridge, whether anything upwind genuinely breaks the flow, and what the deck is actually made of. Old village stock frequently has rafters at generous and irregular centres, and there is not always sound timber where the fixing schedule wants it. That gets designed around rather than ignored.

Fixing centres, and why we close them up

A rooflight frame is normally fixed with brackets or screws at set intervals down each side, and the manufacturer gives a maximum spacing. Maximum is the operative word. It is the widest spacing that satisfies the tested load case, not a recommendation to work at.

On exposed sites here we bring the centres in, add fixings at the corners where uplift concentrates, and make sure every fixing lands in structural timber rather than in a batten or a bit of ply that happens to be there. Corner zones take the highest suction on any roof plane, so a pattern that is evenly spaced all the way round is under-fixed exactly where it needs to be strongest.

The failure looks like a leak. Under-fixed units rarely blow out. What happens instead is cyclic movement: the frame lifts a fraction under each gust and settles back, thousands of times a winter. The fixing holes elongate, the compression on the seal relaxes, and water starts coming in at the head. Everyone blames the seal. The seal was never the problem.

The upstand is a structural component here

The other half of the job is the upstand, and this is where a standard inland detail lets people down badly on the Alderton plain. It is the thing transferring wind load from the glazing into the roof structure, and it wants to be built like it.

Alderton stock: pantiles, plain tiles and single-storey rears

The village is older stock in the main, and the coverings tell you which century you are working in. Suffolk pantiles are common, with their deep S-roll, and plain clay tiles appear on the earlier buildings. Pantiles need a profile-matched flashing kit with a deep apron that dresses into the roll, because a plain-tile skirt will not seat on that profile and no amount of sealant makes it. Plain tiles are small-format and double-lapped, which gives a neat side abutment but means more cutting.

Rear extensions are where most of the work is. Single-storey additions on village cottages, sometimes flat, sometimes shallow-pitched, and generally the darkest part of the house because the original building is deep and the new bit is tucked behind it. The pantiled roofs deserve their own note. Suffolk pantiles have a deep S-roll and a shallow lap, which sheds water quickly but leaves a wide gap under any flat trim. A rooflight apron has to be a profile-matched pantile flashing that dresses down into the roll, not a plain skirt bridged across it. Get that wrong on an exposed plain like this one and driven rain runs straight under the side flashing into the roof, and no amount of sealant closes a channel that size for long.

What the survey settles before we order

Is Alderton really exposed enough to change the specification?

Yes. Exposure is about fetch, the distance of open ground or water the wind has crossed without anything slowing it.
