Bacton’s housing is mostly post-war and later estate building, and it has a higher proportion of bungalows and chalet bungalows than most villages this size. That matters, because a bungalow roof is a different proposition to a two-storey one. The roof is a bigger share of the whole building, the loft space is usually generous, and the hipped shape that so much of this stock uses limits where a rooflight can sensibly go.
It is 14.3 miles north of Ipswich in a straight line, roughly half an hour up the A140 and across through Stowmarket way depending on the route. Straightforward run and a village we work in regularly.

A hipped roof gives you less usable slope than it looks like
On a gable-ended roof the whole slope is available, edge to edge. On a hip, each slope is a trapezoid or a triangle, and the two ends taper to nothing. A rooflight needs a clear rectangle within the slope with adequate margin to the hip rafter, to the ridge and to the eaves, and on a hipped bungalow that shrinks the workable zone considerably.
The practical constraints we set out at survey:
- Clearance to the hip rafter. The hip is a principal structural member and the tiles cut into it at an angle. A rooflight too close to it makes the flashing and the tile cutting awkward and creates a weak point where water concentrates.
- Distance below the ridge. There has to be enough tile course above the unit for the head flashing to work properly.
- Height above the eaves. The apron needs somewhere to discharge onto sound tiling.
Put those together and on many Bacton bungalows the honest answer is two modest units rather than one large one, placed on the main slope well clear of the hips. It also usually looks better, because a single big unit on a low bungalow slope reads as a dominant feature from the garden in a way that two smaller ones do not.
Cold roof ventilation is the detail that actually matters here
Most of this stock has a cold roof: the insulation sits at ceiling level and the loft above is a ventilated void. That works because air moves through the loft from eaves to ridge, carrying away the moisture that migrates up out of the house. Interrupt that airflow and the moisture condenses on the underside of the felt, drips onto the insulation, and you get damp that looks exactly like a leak but is not one.
A rooflight opening interrupts that airflow. The unit itself blocks a section of the slope, and the trimming timbers block the flow path either side. Doing this properly means maintaining a clear ventilation gap, commonly at least 50mm, above the insulation and around the new opening, and ensuring air can still get past the unit up towards the ridge. On a shallow bungalow slope, where there is less headroom in the void to begin with, this is genuinely easy to get wrong.
Where the loft is converted to a warm roof instead, the insulation moves up to the rafter line and the detailing changes completely, with the insulation line carried right up to the rooflight frame so there is no cold bridge at the reveal.

Chalet bungalows and the low-level window problem
Where a bungalow has been converted to a chalet with rooms in the roof, the slope is doing double duty as wall and ceiling. That makes rooflight position a comfort question as well as a structural one. Set too high on the slope, a window gives good light but no view and cannot be reached. Set too low, it can be uncomfortable to stand next to and reduces useful wall height.
The workable band for a room-in-roof window on a typical slope puts the bottom of the frame around waist height from the finished floor and the top within arm’s reach, which is also broadly what a Part B escape route needs if the room is habitable. Where a unit genuinely has to go high, an electric opening skylight with a rain sensor stops it becoming a window nobody ever opens.
If you have a flat-roof extension: a lot of Bacton bungalows have one on the back, often with an aging domed plastic light in it. We replace those with modern flat glass on a properly built kerb rather than working on the old unit, and the fall of the existing roof gets checked at the same time, because a dome hides a lot of ponding.
What we fit in Bacton
Mostly a straightforward pitched roof skylight installation on the main slope of a bungalow or chalet, and a fair number of flat roof rooflight installations replacing tired plastic domes on rear extensions. Occasionally a roof lantern where a bungalow extension has enough ceiling height to carry one, which on a single-storey building is worth checking rather than assuming.

The mix of houses in Bacton, and why the age of the roof matters
Bacton grew in phases rather than all at once, and the roof over your head tells you which phase you are in. There is a small older core to the village, the odd property that predates the twentieth century, but most of the stock is post-war and later. Early estate building gave the village its first bungalows and semis; later phases added more bungalows, chalet bungalows and detached houses on the newer roads. For a rooflight the useful question is not the style of the house but the decade the roof was framed, because that decides how it is built underneath the tiles.
Cut roofs and trussed roofs are a different job at the opening
Earlier post-war roofs around Bacton tend to be hand cut, what the trade calls a cut roof. The carpenter framed it on site from loose rafters, ridge, purlins and binders, and that leaves generous clear space in the loft between the structural members. On a cut roof there is usually room to form an opening by trimming between two rafters without fighting the rest of the structure, so the unit can go more or less where you want it on the useful part of the slope.
The later estate houses are more often built with factory trussed rafters, delivered as ready-made triangles and lifted into place. A truss is a single engineered unit, and you cannot cut through one member without replacing the load path it carried. So on a trussed roof the rooflight is sized and positioned to sit in the gap between two trusses wherever possible, with nothing structural cut. Where the opening has to be wider than that gap, the trusses either side are supported and the cut members are picked up on new timbers designed for the job. It is entirely doable, it just needs setting out with the truss layout in mind, and it is one of the first things we look at in the loft.
Concrete tiles and the flashing they need
Most Bacton roofs are covered in concrete interlocking tiles, the deep profiled sort standard on estate housing since the 1960s. That profile matters at the rooflight, because the flashing has to dress down over a tile with a tall roll, not a flat plain tile. We fit a flashing formed for a profiled tile, with the apron and side soakers shaped to sit into the contour so water is carried over the tile surface and away, not held against the frame. The wrong flashing never laps down properly, and that is where slow leaks begin. Concrete tiles also grow more brittle with age than they look, so any cut at the edge of the opening are replaced with sound ones rather than refitted.
No conservation constraint here, so it comes down to detail and price
Bacton is not a conservation area, and very little in the village is listed, so for the great majority of homes a rooflight is straightforward permitted development with no consent to chase. That changes the shape of the job compared with somewhere like Debenham or Woolpit, where listed status and conservation control can decide what unit you are even allowed to fit. Here the decision is about the roof and the room, not the planning file. A rooflight that projects no more than 150mm above the tiles and sits below the ridge falls within permitted development, and almost every Bacton bungalow does exactly that. What the survey measures, and getting to the roof
On a hip the survey is mostly setting out with a tape. We measure the slope from ridge to eaves and along the hips, find the rafter or truss centres, and mark the largest clear rectangle that keeps the required margins to the hip, the ridge and the eaves. That fixes the unit size, which is why we do it on the roof rather than off a photograph. Inside, we check the loft build, the insulation line and the ventilation path. Access is rarely a problem here. The estate roads take a vehicle and a scaffold tower close to the house, and most bungalows have a clear run at the eaves from the drive or garden.

Can I put a rooflight in a hipped bungalow roof?
Yes, but the placement is more constrained than on a gable roof. Each hipped slope tapers, so the unit needs to sit in the clear rectangular part of the slope with proper margin to the hip rafter, enough tile course above it for the head flashing and enough below it for the apron. On many Bacton bungalows that points towards two modest units on the main slope rather than one large one.
Why does a new rooflight cause damp in the loft?
Usually it is not a leak, it is blocked ventilation. A cold loft stays dry because air flows from eaves to ridge and carries moisture out. A new opening and its trimming timbers can interrupt that path, so warm moist air from the house condenses on the underside of the felt and drips. The fix is designed in from the start: keep a clear gap of at least 50mm above the insulation and maintain a route for air to get past the unit.
We have an old plastic dome on the back extension. Can it be sorted out?
We replace it rather than working on the existing unit. Old domed lights craze, discolour and lose whatever seal they had, and patching one buys a season. A modern flat glass rooflight on a properly built kerb, with the roof fall checked and corrected so water actually clears, is a job that lasts. It also performs vastly better thermally than a twin-wall plastic dome from the 1980s.
How high up the slope should a rooflight go in a chalet bedroom?
Generally with the bottom of the frame around waist height from the finished floor and the top within arm’s reach, which gives you a view out as well as light and keeps the handle usable. That band also tends to suit Part B if the room is habitable and the window is the escape route. Where the geometry forces it higher, an electrically operated unit with a rain sensor is worth the cable run.
Is my Bacton roof a cut roof or a trussed one, and does it change the job?
