Electric or Manual Opening Rooflight?


The rule is simple: make it electric when you cannot reach it, and leave it manual when you can. A rooflight within comfortable reach, up to about a 2.4 metre ceiling or where a pole works, opens perfectly well by hand and costs materially less. Anything higher, above a stairwell, or on a sloping ceiling where the vent sits at the ridge is out of reach, and a manual unit you cannot reach is a fixed unit you paid extra for. Reach and height

This is the deciding factor most of the time. A top-hung roof window at chest height on a loft slope opens by hand with no effort. A pole-operated unit works up to a point, but poles are awkward, they get put away, and the vent that needs a pole is the vent that stays shut. Once the unit is genuinely out of reach, at the ridge of a sloping ceiling, over a double-height space, or above a stairwell, manual operation stops being realistic and electric is the only way the unit gets used.

Cost

Manual is cheaper, plainly. There is no actuator, no controls and no wiring, so a manual roof window is the base cost of the unit and the fit. Electric adds the mechanism and controls, usually 700 to 1,500 pounds, and the electrical connection on top, which the electric rooflight installation cost page breaks down. If you are fitting several rooflights, you rarely need them all to open, so the sensible spend is to make the one that matters electric and leave the reachable ones manual.

Which one should be the electric one? Make the highest unit electric, because hot air collects at the top of the room and a vent there shifts the most heat. Make the unreachable one electric, because a manual unit you cannot reach is wasted. Make the kitchen one electric, because a switch by the door gets used where a pole does not. Rain protection

This is the one thing a manual unit simply cannot do. An electric unit with a rain sensor closes itself when the weather turns, whether or not anyone is home. Maintenance and failure modes

Manual wins here, because there is less to go wrong. A manual rooflight has a handle, hinges and seals, and that is it. An electric unit adds an actuator, a rain sensor and control electronics, each of which can fail. That is not a reason to avoid electric, it is a reason to buy a supported, current system and keep the sensor clean, but it is an honest difference.

When an electric unit does fail, the parts matter. Power-cut behaviour

A manual unit is unaffected by a power cut, obviously. A mains electric unit fails closed, so whatever position it is in when the power goes, it stays, and it cannot be driven until power returns. Lifespan and what actually wears

Over twenty years, the two age differently. A manual roof window’s wearing parts are the hinges, the handle mechanism and the gasket. Keep the gasket clean and the unit opens and closes for decades with almost nothing to go wrong. An electric unit has the same frame and seals plus an actuator, a rain sensor and control electronics, and those follow the electronics market rather than the roofing one. The actuator itself usually outlasts the controls. None of that is a reason to avoid electric where you need it. It is a reason to buy a current, supported system, keep the sensor clean, and accept that the convenience comes with a little more to maintain. On a coastal roof the maintenance matters more, because salt attacks the sensor and the actuator bracket, and a manual unit simply has less exposed to the weather.

A worked example: a three-rooflight kitchen extension

Take a common Ipswich job, a side-return kitchen with a sloping ceiling and three rooflights: one high at the ridge over the hob, one lower over the dining end within pole reach, and one small unit over a utility corner at chest height.

The sensible specification is not three electric units. It is one electric unit at the ridge over the hob, because that is out of reach, it is where cooking moisture rises, and it ventilates best at the high point. The dining-end unit within pole reach can be manual if the household will use the pole, or electric if experience says the pole will live in a cupboard. The utility unit at chest height stays manual, because it opens by hand in a second and costs materially less. The rule, applied

  • Ceiling under about 2.4 metres, unit within reach or a pole works: manual, unless you specifically want rain protection.
  • High or sloping ceiling, unit at the ridge: electric, because you will not reach it.

  • Rain protection matters, hard floor or valuables below: electric, for the sensor.

Changing your mind later

People sometimes ask whether they can start manual and motorise later if they find they cannot reach the unit or want the rain protection. The honest answer is that it depends on the unit. Some manual roof window ranges accept a solar conversion kit that adds an actuator, panel, battery, rain sensor and handset without touching the roof covering, which is a genuine upgrade path on a compatible unit. Others do not, and retrofitting a motor to a tired or incompatible frame rarely pays, because you spend on a mechanism surrounded by hardened seals and dated weathering. Common questions

Is an electric rooflight worth the extra over manual?

It is worth it when you cannot comfortably reach the unit, when rain protection matters, or when the sash is large and heavy. It is not worth it on a bedroom roof window at chest height that opens fine by hand. Can a manual rooflight have a rain sensor?

No. A rain sensor closes the unit by driving the actuator, so it only works on a motorised rooflight. A manual unit relies on someone being there to close it. If automatic rain closing is the reason you are considering an upgrade, that alone can justify going electric, especially over a hard floor or valuables where an open unit in a shower is a real nuisance.
