Interstitial Condensation in the Roof Build-Up


Interstitial condensation is water forming inside the roof construction around a rooflight, rather than on a surface you can see. Warm moist room air gets past a broken or missing vapour control layer, travels out through the insulation, cools as it goes, and at some point reaches its dew point and drops its moisture as liquid water inside the build-up. It collects against the cold underside of the deck or the outer face of the upstand, and it rots timber and soaks insulation for years before anything shows on the ceiling. The prevention is a continuous vapour control layer on the warm side, continuous insulation, an airtight perimeter, and enough room ventilation that humidity has a route out that is not through the ceiling.

This is the failure that turns a fifteen-year-old rooflight into a metre of rotted deck. It is not a leak, and it needs a different fix from one.

The mechanism, step by step

Air holds moisture, and the warmer the air, the more it holds. Cool it and at some point it reaches its dew point, where it can hold no more, and the surplus drops out as liquid water. Inside a roof build-up that happens at a hidden plane, not on a visible surface. The chain of events around a rooflight runs like this:

  1. Room air in a kitchen or bathroom is warm and moist.
  2. Somewhere the vapour control layer is broken, most often where it was cut for the rooflight opening and not resealed, or where air is leaking through the perimeter.
  3. That warm moist air travels outward into the insulation, driven by the pressure and vapour-pressure difference between warm inside and cold outside.
  4. As it moves out it cools. At the plane where it hits its dew point, the moisture condenses into liquid water.
  5. That plane is usually the cold underside of the deck or the cold outer face of the upstand, right at the rooflight perimeter where the vapour layer was breached.
  6. The water sits there, wets the timber and the insulation, and does its damage out of sight.

Air leakage and interstitial condensation are the same failure seen from two angles. Moving air is the vehicle that carries the moisture to the cold plane, which is why air leakage around rooflights and this page describe two halves of one problem. Seal the air path and you stop most of the moisture path with it.

The damage you do not see

Surface condensation announces itself. It sits on the reveal where you can wipe it, and it drives you to do something. Interstitial condensation is quiet. Nothing shows for years while:

  • The insulation around the opening soaks and loses much of its thermal value, which makes the cold worse, which makes more condensation, a loop that feeds itself.
  • The deck timber and the upstand timber stay damp long enough for rot to establish.
  • Fixings corrode in the wet timber and lose their grip.

Then one day a stain appears on the ceiling, or a screw pulls out of soft timber during another job, and the real extent turns out to be a metre of rotted deck around the whole opening. When we strip an old rooflight and find wet insulation and dark timber, interstitial condensation is almost always what happened. The cost is not the rooflight, it is the structure it was sitting on.

Leak or interstitial condensation? A leak follows the weather: it appears or worsens after rain, often as a clean tide mark or a drip in a specific spot. Interstitial condensation is steady, unrelated to rain, worse in cold weather and in humid rooms, and it wets a broad area of timber rather than tracking from one point. Getting this right at survey decides the whole job, because sealing a leak that was never there leaves the moisture problem untouched.

The detailing that prevents it

Vapour control comes first

The vapour control layer sits on the warm side of the insulation and slows moisture getting into the construction. Cutting a rooflight opening cuts a hole in it. Reinstating it is a short job that is skipped more often than it is done. The membrane must be lapped, taped and bonded, and it must be continuous with the layer in the roof, terminating at the frame rather than stopping somewhere hopeful under the plasterboard. A vapour layer that is 95 per cent continuous is not 95 per cent effective, because moist air finds the 5 per cent that is open.

Ventilation is the part people forget

Every defence above manages moisture that is already in the room air. Ventilation removes it at source. A kitchen with a recirculating charcoal extractor is generating steam with nowhere to send it, so the humidity load on the whole roof detail is high, and a new rooflight will show that up within a winter. An extractor that vents outside, a trickle vent or a purge, or an opening rooflight, all lower the moisture the vapour layer has to hold back. Why replacement, not resealing, is the honest answer

When interstitial condensation has been running for years, the damage is inside the build-up: wet insulation, soft timber, corroded fixings. You cannot reseal your way out of that, because the problem was never a seal on the outside. The sound approach is to strip the opening, cut the rotted timber back to good wood, replace it, rebuild the detail with continuous insulation and a reinstated vapour control layer, and set a new unit on the corrected junction. That is a replacement, and it is why we do not offer resealing as a service. Resealing a condensation failure buys a season and hides the rot for another year.

How do I know if my rooflight has interstitial condensation?

You often cannot see it directly, which is the problem. The clues are a musty smell near the opening, staining on the ceiling that appears in cold weather rather than after rain, soft or springy timber at the reveal, and insulation that feels damp if you can reach it in the loft. Unlike a leak, it is not tied to rainfall and it wets a broad area rather than one point. If any of those are present, ask for the opening to be inspected properly at survey rather than sealed over.

Will better ventilation on its own stop it?

It helps, because it lowers the moisture available to drive into the construction, but on its own it is not enough if the vapour control layer is breached and the perimeter leaks air. The reliable fix is all four defences together: continuous vapour control on the warm side, continuous insulation, an airtight perimeter, and good room ventilation. Improving ventilation is the cheapest single step and worth doing, but it does not repair a broken vapour layer around the opening.
