Rooflights for Schools, Retail and Public Buildings


Rooflights in schools, retail units and public buildings carry requirements that a warehouse roof does not. The space is occupied by the public, often by children, so the glazing has to be safe if it breaks, the daylight has to be controlled against glare on desks and screens, the rooflight has to handle rain noise and ventilation, and the work has to be done in holidays or out of hours around people who cannot be moved out for a fortnight. Getting these right is what separates a rooflight that improves a classroom or a shop floor from one that creates a glare, noise or safety problem.

Daylight and glare in occupied spaces

Good daylight in a classroom or a shop floor is even and glare-free. A bright bar of direct sun tracking across desks, a screen or a display is a problem, not a benefit: it causes eye strain, it gets blinds drawn and lights switched on to wash it out, and in a teaching space it disrupts the room. The specification controls the light rather than simply admitting as much as possible.

  • Diffusion. Diffusing glazing scatters incoming light so it arrives soft and even across the room instead of as a hard bright patch. This is usually the single most important choice for an occupied space.
  • Orientation. Where the roof allows, orienting rooflights to catch diffuse north sky keeps direct sun off the working plane while still bringing plenty of daylight in.
  • Solar control. In retail and in south-facing classrooms, solar-controlled glazing keeps the daylight without the summer heat gain that would otherwise load a cooling system or make the room uncomfortable.
  • Distribution. Several smaller rooflights spread across a ceiling light a room more evenly than one large one, which produces a bright centre and dim edges.

Safety glazing

A rooflight over a space occupied by the public, and especially by children, has to be safe if it is broken. That means two things, and they are different.

  • Non-fragility from above. The rooflight must resist a person falling through it from the roof, the same tested assembly classification that applies on any commercial roof. This protects maintenance workers and anyone who gets onto the roof. Non-fragility is a tested assembly classification that degrades with age, so an old rooflight over a school is a fall risk that needs assessing, not assuming.   • Safe breakage from below. If the glazing is broken from inside or above, it must not shower the space below with sharp fragments. Laminated glass holds together when broken and stays in the frame, and polycarbonate resists breaking at all, so both are used where people are below. Annealed glass, which breaks into sharp shards, is not acceptable over an occupied public space.

Two different safety questions, both answered. Non-fragility protects the person on the roof. Safe breakage protects the people in the room. A rooflight over a classroom has to satisfy both, and the specification names the glazing type and the assembly classification against each. This is checked at specification, not left to chance on a public building.

Acoustics and rain noise

A rooflight is a thin membrane over a quiet room, and heavy rain on it can be loud enough to interrupt a lesson or a conversation. This is a real complaint in classrooms and quiet retail, and it is designed out rather than lived with.

  • Glazing mass and structure. Glass and multi-wall units with more mass and more layers transmit less rain noise than a thin single-skin sheet. A laminated glass unit is notably quieter than a single polycarbonate skin.
  • Framing and mounting. How the unit is held and isolated affects how much drumming passes into the structure. Correctly gasketed units transmit less.
  • Acoustic separation to the room. In a teaching space the ceiling and the rooflight shaft can be detailed to reduce what reaches the room below.

Rain noise is worth raising at specification for any rooflight over a space where quiet matters, because the quietest option and the cheapest option are rarely the same, and the difference is hard to fix afterwards.

Ventilation

Rooflights in schools and public buildings often double as ventilation, and there are two distinct jobs to keep separate.

  • Comfort and fresh-air ventilation. Opening rooflights bring fresh air into a classroom or a shop and help with overheating. Ventilation of teaching spaces matters for air quality, and opening rooflights are one route to it.   • Smoke ventilation. Where a rooflight forms part of a fire strategy, opening on a signal to clear smoke from an escape route or an atrium, it is a certified smoke ventilation unit with its own requirements, and it is not the same thing as a comfort vent even if the unit looks similar. Where a rooflight does both, the controls are arranged so the fire signal overrides everything else. This is set out at specification rather than wired up on site.

Working in holiday and out-of-hours windows

The defining constraint on a school or a public building is that the occupants cannot be cleared out for the duration of the work. That shapes the programme as much as any technical detail.

School work in particular is built around the holidays. A scheme that fits inside the summer break is done in one window. A larger one is phased across successive holidays, with each phase finished, closed and made safe before the pupils return, so the building is never handed back mid-work. The safeguarding and access rules on a school site, DBS-checked operatives where required, signing-in, and clear separation from any occupied areas, are agreed with the school before mobilisation, not negotiated on the first morning.

Finished and safe before hand-back is the rule on an occupied public building. On a warehouse a bay can be left cordoned between phases. On a school, every phase is completed, closed weather-tight, cleaned down and made safe before the building is handed back to the occupants. Netting, cordons and any working platform come down, and nothing fragile or open is left over a space children will use.

Where these buildings sit locally

Schools, retail and public buildings across Suffolk and north Essex range from Victorian and post-war school stock with pitched and flat roofs, through town-centre retail, to modern academies and retail sheds on the estates. The older stock frequently has original rooflights well past their service life, over spaces now used by hundreds of people daily. How do you stop rooflights being noisy in heavy rain?

With heavier, multi-layer glazing and correct mounting. A laminated glass unit transmits far less rain noise than a thin single-skin sheet, and gasketed framing reduces drumming into the structure. Rain noise is worth raising at specification for any rooflight over a quiet space, because the quietest option is not the cheapest and it is hard to fix after installation.
