Stanway is new-build country. The village core is older, but most of what has gone up on the western edge of Colchester over the last three decades sits on modern trussed rafter roofs, and that single structural fact governs almost every rooflight decision made there. It is not a detail we mention in passing at survey. It is the first thing we look at once we are in the loft.
Stanway is 17.9 miles from Ipswich in a straight line, which in practice means thirty-five to forty minutes down the A12 depending on how the Colchester junctions are behaving. Far enough that we plan the day around it, close enough that it is squarely inside our normal working patch.

A truss is not a rafter, and it will not forgive being cut
On an older house the roof is usually a cut roof: rafters, purlins and a ridge, assembled on site by a carpenter. Cut one rafter to make an opening, trim it into the two either side, and the roof carries on doing its job. Standard work, nothing clever about it.
A modern trussed rafter is a different animal. It arrives as a factory-made triangulated frame, thin timber members held by pressed metal nail plates, engineered so that every member is doing something. The bottom chord is in tension. The webs triangulate the frame so load runs down into the wall plates. Take a saw to any one member, including a web that looks idle, and the load path through the whole frame is finished. The truss deflects, the plates around the cut begin to work loose, and you have compromised a structural element never designed to be modified in place.
Anyone who tells you a web brace can come out because it is “just a brace” has not read the design. Skylight installation in Stanway starts from the opposite assumption: nothing gets cut unless an engineer has said in writing how the load gets around the hole.
How the opening actually gets formed
There are two honest routes, and we will tell you which one your roof allows.
- Within a single truss bay. This is the preferred answer and it is available far more often than people expect. The rooflight sits between two adjacent trusses, with trimmers fixed between them at head and sill. Nothing structural is cut. The battens and felt come out, the trimmers go in, and the frames either side carry on exactly as designed.
- Cutting a truss, properly designed. Where the opening genuinely has to be wider, trusses can be cut, but only to a structural engineer’s design. That design specifies trimmers sized to span the opening and proprietary steel hangers to hand the load into the trusses either side, which then take more than they originally did and may need doubling. A calculation, not a judgement call on a ladder.
The consequence is that on a Stanway estate house, rooflight width is effectively set by your truss centres. Commonly those are 600mm, leaving a clear structural bay of roughly 550mm once you allow for the timber. That is why so many modern-estate installations end up as a narrow unit, or a pair of them in adjacent bays, which often lets in more daylight than one wider window would have done. A constraint worth designing with rather than fighting.
Warranty point worth knowing. Newer houses in Stanway are often still inside a builder’s structural warranty. Cutting roof structure without a design behind it is exactly the sort of alteration that gives a warranty provider a reason to decline a future claim on the roof. Getting the engineering done properly is not bureaucracy, it protects the cover you already paid for.
What that means for the product on the roof
Once the structural bay is fixed, everything else follows. A pitched roof skylight installation into a single truss bay is a contained piece of work: trimmers, unit, flashing kit matched to the tile profile, insulated and plasterboarded reveals inside. Where a room needs more light than one bay can deliver, we set two units out so the truss between them reads as a deliberate mullion rather than an accident.
Most of this stock is covered in profiled concrete interlocking tile, so the flashing kit is ordered to that profile with the unit. Where a bay is genuinely too narrow
Occasionally a room needs a big single opening the truss bay will not give. If the roof over that part of the house is flat, as it is on plenty of rear extensions here, the answer moves off the pitch and becomes a flat roof rooflight or a roof lantern, where the structure is a deck and a kerb rather than an engineered frame. Often cheaper than engineering a cut through three trusses, and usually better light.
Not all trusses are the same truss
Stanway has taken more new housing than almost anywhere on the western side of Colchester, and it has arrived in waves from different builders over three decades. That matters because a trussed roof is not one thing. The standard fink truss, the W-shaped frame in most estate roofs, gives you the narrow single-bay opening described above. But two other types turn up here and both change the conversation.
- Attic trusses, also called room-in-roof trusses. A number of the newer Stanway houses were built with the loft already designed as a room, using a truss with a clear rectangular space in the middle and the load carried in the framed sides. If your house has one of these, the structure is on your side: the members you must not touch are around the edges of the room, and a rooflight into the sloping ceiling usually sits in a zone that was designed to take one. It is one of the few cases where a newer house is easier to work on than an old one.
- Standard fink trusses with their diagonal bracing. The long diagonal timbers running across the underside of the trusses are structural bracing, not offcuts the builder left behind. They stop the whole roof racking sideways. People clearing a loft for storage sometimes cut them out, and by the time we arrive the roof has already lost restraint. We put that right as part of forming the opening, because a rooflight in an unbraced trussed roof is a rooflight in a roof that can move.
Knowing which of these you have is the first job at survey, and it is why we go into the loft before saying anything about size. A photograph looking along the trusses usually tells us the type before we arrive.
The older core is a different job again
Stanway is not only new-build. The original village along the older streets has period and pre-war property with traditional cut roofs, rafters and purlins assembled on site, and on those a wider opening is straightforward in the way it never is on a trussed estate house. So the same village produces two completely different rooflight jobs depending on the age of the house, and the covering follows the same split: profiled concrete interlocking tile on the estates, plain tile and the occasional slate on the older buildings. The flashing kit is ordered to whichever you actually have, measured at survey, not assumed from the postcode.
Modern estate roofs also tend to be built at a lower pitch than older houses, and pitch quietly rules some options in and out. Every flashing kit has a minimum pitch it will weather to, and a roof down towards fifteen degrees narrows the choice of unit and makes the flashing detail less forgiving of a sloppy fit. It is another reason the survey measures rather than assumes: the truss centres set how wide the opening can be, and the pitch sets which units will actually keep the water out at that angle. Both are settled on the roof before anything is ordered.
What the survey settles before a price
On a Stanway estate house the survey is mostly about the structure: truss type, truss centres measured with a tape rather than guessed, the condition and position of the bracing, and whether the room below can take the opening where the daylight is wanted or only where the bay allows. We also check whether the house is still inside its structural warranty, because that changes how any cut has to be documented. On the older stock it is the usual pitched-roof survey, rafter sizes and spacing, covering condition, and access. Two roads apart, two different surveys.

My house in Stanway is only a few years old. Can I still put a rooflight in the roof?
Yes, in almost every case. The work is formed between two trusses so no structural member is cut, which keeps the roof frame exactly as it was designed. What changes is that the width of the opening is set by your truss centres rather than by what you would ideally like. If the house is still inside its structural warranty, that approach also avoids the awkward conversation with the warranty provider that an undesigned alteration to the roof would create.
Why can a truss not just be cut like a rafter?
Because it is a single engineered component rather than a stick of timber. Every member in a trussed rafter, including the diagonal webs, carries part of the load down to the wall plates, and the pressed metal plates at each joint are sized for those specific forces. Cut one member and the frame no longer behaves the way it was calculated to. If a truss genuinely must be cut, it needs a structural engineer’s design with trimmers and proprietary hangers transferring the load into the neighbouring trusses.

How do I tell if my Stanway house has attic trusses?
Look in the loft. A standard trussed roof is full of diagonal timber members criss-crossing the space, so you cannot stand up or use it as a room. An attic truss leaves a clear rectangular space down the middle with the framing pushed out to the sides, and the house was usually sold with that loft already floored or even finished as a room.
