Botesdale runs along one street. It grew that way, twinned with Rickinghall down a historic high street, and the plots behind that frontage are the long narrow burgage-style strips a market village leaves behind. Build on a plot like that for three hundred years and you get houses deep front to back rather than wide. The consequence shows up inside: a middle room with no external wall of its own, borrowing what light it can through a doorway. That is the problem we get called about here, and it is a roof problem more often than people expect.
Botesdale sits 19.9 miles from Ipswich as the crow flies. On the road it is about forty to forty-five minutes, north-west through the villages.

Why a roof window beats a wall window of the same size
This is the whole argument for skylight installation in Botesdale, so it is worth setting out properly. A vertical window sees a slice of sky. Depending on what stands opposite, that slice might be forty degrees of the sky dome, and everything below the horizon is ground, hedge or a neighbouring wall, all of which reflect a fraction of what the sky gives. A roof window facing upward sees the dome more or less whole.
Under an overcast sky, which is the sky Suffolk gives you for much of the year, the zenith is roughly three times brighter than the horizon. So the roof window is not just seeing more sky, it is seeing the brightest part of it. Take a wall window and a roof window of identical glazed area and the roof window will typically deliver around twice the daylight, and considerably more than that to the far corners.
The other half of it is distribution. A wall window throws light in a wedge that falls off sharply with distance, so you get a bright metre by the glass and gloom at the back. A roof window drops light into the middle of the floor plan. In a deep-plan house that is exactly where it is missing.
Where on the slope changes where the light lands
People assume the rafters decide where a roof window goes, and the rafters do have a vote. But the position on the slope determines which part of the room gets lit, and that is a design decision worth making deliberately.
- Low on the slope, near the eaves, and the light falls close to the outside wall. You also get a view out and down, which matters in a room where people sit.
- High on the slope, up toward the ridge, and the light pushes across and lands deeper into the room, further from the wall the window sits in. For a middle room this is usually the better answer.
- The reveal below the unit is the part most installers do not think about. If the plasterboard liner runs straight down, square to the roof, it acts like a tube and narrows the beam. Splay it, vertical at the head and angled outward at the sill, and the light spreads much wider into the room. It costs nothing except the setting out.
Two smaller units instead of one big one
The instinct is to fit the biggest unit that will go in. Often two smaller ones, spaced apart along the slope, give a better room. Daylight falls off with distance from the opening, so one large source produces one bright pool and two darker ends. Two sources a couple of metres apart overlap in the middle and light the whole width evenly, with softer shadows because light arrives from more than one direction.
Structurally it is often easier too. Two openings each within a single rafter bay may need no trimming at all, where one wide unit means cutting a rafter and forming trimmers. That is a real saving, not a talking point. The front of the street is the constrained bit
The historic linear frontage through Botesdale and Rickinghall carries conservation area protection, and a good number of the older buildings along it are listed. That does not stop a rooflight, but it changes where it goes. In practice almost everything we fit here goes on a rear slope, out of sight of the street. Rooflights projecting no more than 150mm above the roof plane and sitting below the ridge are generally permitted development outside conservation constraints, and on a rear elevation a planning officer is rarely troubled.
Check before you design: conservation area status and Article 4 directions remove permitted development rights for rooflights in some cases, and a listed building needs consent regardless of which slope the unit goes on. We flag it at survey rather than after the scaffold is up.
Which way the slope faces changes the unit, not just the light
Once we have worked out where on the slope a roof window needs to go, the direction that slope faces decides what kind of unit sits in it. A deep-plan village house lit through the roof behaves very differently on a north slope and a south one, and the choice is worth making rather than accepting whatever the rafters offer.
- A north-facing slope gives even, cool, shadowless daylight all day and never puts the sun directly through the glass. For a room used for reading, working or cooking, that steady light is often the nicer result, and it needs no shading to speak of.
- A south or west slope brings brighter light and, in summer, direct sun and heat. It is welcome in a winter and too much in July. On those slopes a solar-control glass, an integral blind, or an opening unit to let the heat out earns its place. Left plain, a south rooflight over a kitchen can turn the room into a greenhouse by mid-afternoon.
In a deep house you often have both slopes to choose from, so part of the survey is simply deciding which one serves the room better, then specifying the glass to suit. It is a free decision that a lot of installations never stop to make.
A linear village means a roof of every age
Because Botesdale and Rickinghall grew along one long street over centuries, the coverings change house by house as you walk it. There are clay pantiles with the deep East Anglian roll, older plain and peg tiles on the earliest cottages, natural slate on some of the Victorian frontages, and plain concrete interlocking tile on the later infill and the estates behind. That variety is why we never order a flashing kit from a photograph here. Each covering weathers a rooflight differently: a pantile needs a deep profiled apron that dresses into the roll, a plain tile wants hand-dressed lead soakers course by course, slate wants soakers too but set to its own gauge, and only the modern interlocking tile takes the standard kit straight from the box. The unit can be identical on all four. The weathering detail is not, and matching it to what is actually on your roof is most of what keeps it dry.
So the survey on a Botesdale house does two things at once. It works out where the light needs to land, which is the daylight question above, and it identifies the exact covering and its condition, which is the weathering question. Both go into one fixed price rather than the covering surfacing as a surprise once the scaffold is up.
The smallest dark spaces, and the sun tunnel
Not every dark spot in a deep-plan house has room for a roof window. A middle landing, a windowless bathroom or an en-suite carved out of a larger room is often too small, or the rafter gaps too tight, to take a full unit. For those a sun tunnel is the honest answer. It is a small roof dome connected to a ceiling diffuser by a short highly reflective tube, and it drops a surprising amount of daylight into a space no roof window would suit. On the deep village houses here it is frequently the fix for the bathroom or the inner hall that everyone had written off as a lost cause.
A sun tunnel is a smaller intervention on the roof too, which matters on the older stock. The dome is modest, it sits between rafters without trimming, and on a rear slope it is barely visible from anywhere. It will not replace a rooflight where a room genuinely wants a view and a good area of glass, but for the small, deep, awkward spaces a linear village throws up, it does a job nothing else does as cheaply.
Access on these plots is the last thing we settle. The burgage-style strips behind the street are long and often narrow, sometimes reached only through the house or down a shared side passage, so where the scaffold goes and how materials get to the back is planned at survey rather than assumed. On a rear slope tucked behind the frontage it is usually straightforward, but it is worth walking before the day.

Our middle room has no outside wall at all. Can it still have a rooflight?
If there is roof above it, yes, and that is the classic Botesdale case. A deep-plan house where a middle room is landlocked on the ground floor is harder, because the roof is two storeys up. Where the room sits directly under the roof, or under a single-storey rear section, a roof window is the only opening that will light it at all. We look at the ceiling and the roof structure above it at survey and tell you which of those you have.
Will I need consent because the house is on the conservation area high street?
Possibly for the front slope, rarely for the rear. Conservation area status and any Article 4 direction can withdraw permitted development rights, and if the building is listed you need listed building consent whichever slope you use. Almost all our work in Botesdale goes on rear slopes, where it is invisible from the street and much simpler to agree. We check the designation before we quote.
Is one large rooflight better than two smaller ones?
Usually not, in a deep room. One large unit gives one bright pool with dim ends. Two smaller units spaced along the slope overlap their light in the middle and cover the width more evenly, with softer shadows. Two small openings can also sit within existing rafter bays, avoiding the cost of cutting a rafter and forming trimmers. If you want the view rather than the daylight, the large single unit wins.
