Claydon is about 4 miles north of Ipswich up the Gipping valley, a straight run of ten to fifteen minutes depending on the A14 slip. It grew from a small village into a proper commuter settlement over the second half of the twentieth century, and it has kept growing. The result is a village made mostly of estate housing from several different decades, with a modest older centre and a steady flow of families who move in, fill the house, and start looking upwards for space.
That is why the majority of what we do in Claydon is loft conversion work rather than one-off daylight jobs. And a loft conversion changes what a rooflight is. It stops being a window and becomes a piece of regulated life-safety equipment.

Part B: the escape window is not a free choice
Once a loft becomes a habitable room, Building Regulations require an escape route from it, and on the vast majority of Claydon conversions that route is the rooflight. That imposes real constraints.
The unit has to give a clear unobstructed openable area, and the opening has to be positioned so that the bottom of it is reachable from the floor of the room. Too high on the slope and nobody can get to it. Too low and the head height is wrong. It also has to open in a way that leaves the full clear area available, which rules out some centre-pivot arrangements at certain sizes and pushes you towards a top-hung or escape-hinged unit.
None of that is negotiable for decorative reasons. It sets the size, and it sets the position on the slope, before anyone talks about how it looks from the road.
Part L: the number the unit has to hit
At the same time, the rooflight has to meet the U-value required for a new opening in a converted space. That means a modern double or triple-glazed unit with a warm-edge spacer and a thermally broken frame, in the region of 1.2 W/m²K rather than the 2.8 you would get from an old light. A loft room is the part of a house that loses heat fastest, so this is not a box-ticking exercise. It is the difference between a room that is comfortable in January and one that gets used as storage. The figures are on energy efficient skylight installation.
Where the two rules pull against each other
Here is the practical conflict, and it turns up on Claydon roofs regularly. Larger openable escape windows often carry a higher minimum pitch rating from the manufacturer. Some of the earlier post-war stock here has shallow roof pitches. So the size Part B wants and the angle the unit is certified for can be in tension.
The way out is usually one of two routes. A unit certified for lower pitch with its specific flashing kit and underfelt collar, which is a narrower range of sizes but keeps the window sitting in the plane of the tiles. Or a timber kerb built off the rafters, carrying a flat-roof-type rooflight, creating your own fall independently of what the slope does. The second is more work and more money, and it works where the first will not.

Truss type decides whether the conversion is easy or expensive
The newer parts of Claydon are trussed. If those are standard fink trusses, the loft void is full of diagonal web members and none of them can be cut, because a truss is calculated as a single engineered component. Converting that space means a structural engineer designing a replacement floor and support system, which is a real project with a real budget.
If they are attic trusses, and some later developments used them, there is a clear rectangular void designed in from the start and the conversion is dramatically simpler. It is worth putting your head into the loft and looking before assuming either way. A void with a clear middle and no diagonals crossing it is very good news.
On the older non-trussed stock, the roof is cut: rafters, purlins, ceiling joists. That converts more readily, though the ceiling joists are almost never adequate as floor joists and will need upgrading.
Guarding, and the bit people forget
Part K covers protection from falling. Where a rooflight sits low on the slope in a room with a floor level well above ground, the low sill can create a fall risk, and that has to be addressed either by the sill height or by guarding. It is easy to design out at survey and awkward to retrofit once the plasterboard is up.
Order of operations: establish the truss type, then measure the pitch, then choose the escape unit, then confirm the U-value. Doing it in that order avoids ordering a window that Part B rejects or the roof cannot carry.
Rooflight-only or a dormer as well
On a Claydon conversion there is usually a choice between lighting the new room with rooflights alone or adding a dormer, and it is worth understanding the trade because it shapes both the budget and the planning position. A rooflight-only conversion keeps the roofline as it is, sits comfortably within permitted development on most of this stock, and is the simpler build. A dormer adds head height and floor area you can stand up in, which matters under a shallower roof, but it is a larger structural job and it is more likely to need a planning application depending on size and position.
For a lot of these houses the sensible answer is rooflights on the front slope, where they keep the roofline clean and rarely trouble the planners, with a dormer on the rear if the head height genuinely needs it. Semis, terraces and the party wall
Much of Claydon’s estate stock is semi-detached or terraced, and a loft conversion on a shared-wall house brings the Party Wall Act into it. Cutting into or building off the party wall, which a conversion often does, means serving notice on the neighbour and usually agreeing an award before work starts. It is a legal step separate from Building Regulations and planning, and it runs to its own timetable. The rooflight itself does not trigger it, but the conversion around it can, so it is worth knowing early rather than discovering it once the job is booked.
What the survey looks at on a Claydon conversion
A conversion survey here is a sequence, and it runs in this order for a reason:
- Truss type first, fink or attic or traditional cut, because it decides whether the project is simple or needs an engineer.
- Roof pitch measured with a gauge, since the shallow post-war slopes drive the escape-window conflict.
- Ceiling joist depth, which is almost never adequate as a floor and will need upgrading.
- The escape position under Part B, reachable from the floor with the full clear opening available.
- The U-value target under Part L and the guarding question under Part K.
Getting them in that order avoids ordering a window the roof cannot carry or the regulations reject.
Overheating and stuffiness in a converted loft
A loft room sits at the top of the house under a large area of roof, and it is the room most prone to overheating in summer and to feeling stuffy without good ventilation. Two things address it, and both are decided when the rooflight is specified. The g-value of the glazing controls how much solar energy comes through, and a solar-control specification cuts the summer heat gain while keeping most of the daylight, which matters on a south or west-facing slope. And an opening rooflight positioned high on the slope drives natural ventilation, because warm air rises to it and leaves, drawing cooler air in from below. Where the unit is out of easy reach, an electric opener with a rain sensor means it actually gets used. A loft bedroom that bakes in July and cannot be aired is a common complaint, and it is a specification problem, not an inevitability.

Do I need planning permission for a loft rooflight in Claydon?
Usually not for the rooflight itself. Permitted development generally allows a unit projecting no more than 150mm above the roof plane and sitting below the ridge.
