Glemsford was a silk-weaving village, and the Victorian terraces built around that industry are still the bulk of the stock. They went up to a budget for people who worked in the mills, and the roofs were framed accordingly: rafters at close centres, often 350 or 400mm apart rather than the 600 you would expect today, and undersized in depth by any modern calculation. Close spacing was how the Victorians got away with small sections. It works, and most of these roofs have stood well over a century. It also means you can often sight along the slope from the road and see a gentle sag where the rafters have crept over a long span.
None of that stops a rooflight. It does mean skylight installation in Glemsford is a structural job first and a glazing job second, and anybody quoting one of these terraces without going into the loft is guessing.

What actually happens when you cut a rafter
A roof window wider than the gap between two rafters means cutting at least one of them, and a rafter is not decoration. It carries roof load down to the wall plate. Cut it and that load has to go somewhere else. Here is the sequence, in order, because the order is the safety.
- Propping. Before anything is cut, the rafters either side are propped from below, off a sole plate that spreads the load onto the ceiling joists or a structural wall rather than into one point of a lath ceiling.
- Trimming. The rafter is cut back to the extents of the opening, leaving stubs above and below.
- Trimmers. Horizontal timbers are fixed across the opening at head and sill, connecting the cut stubs into the rafters either side. Those two neighbouring rafters now carry the load the cut one used to.
- Doubling. Which is why the trimmers, and usually the rafters either side too, are doubled up. Two members fixed together to take roughly twice the tributary load. On the undersized sections common in this stock, doubling is not a belt-and-braces flourish. It is the calculation.
- The liner. Only once the structure is complete and the props can come out does the timber liner go in, then the plasterboard reveal, then the finish.
Where the rafters are particularly light or the span has caused visible sag, the answer sometimes involves sistering new timber alongside them over a longer run, or a structural engineer’s calculation. Better told at survey than discovered with the roof open. Once the structure is right, the visible work is a standard pitched roof skylight installation.
Terraces: the party wall and the width you have to work in
A terrace gives you the width of one property and no more. The rafters at each end sit against or on the party wall, and cutting into or loading a shared wall can bring the Party Wall etc. Act into play. In practice most rooflight openings sit in the middle of the span, away from the party wall entirely, which is the simplest outcome for everyone.
What it does constrain is size. The slope width between party walls limits how wide a unit can go, which often makes two units in a row the sensible answer. It also makes the opening’s position relative to the existing rafter centres worth planning, because landing it so it cuts one rafter instead of two is a materially cheaper job.

Access, and the mess nobody warns you about
Most Glemsford terraces have no side access. There is a front door, a back garden you can only reach through the house, and nothing else. So materials go one of two ways: through the hallway with the floors protected, or up a ladder and over the scaffold from the front. Both are fine. Both want agreeing before the day rather than discovered on it, so we tell you at survey which route we intend to use.
The second thing to expect is the ceiling. Terraces of this age frequently still have lath and plaster upstairs, and lath and plaster does not come down neatly. It comes down in sheets with a century of dust behind it, and that dust travels. We sheet the room and seal the doorway. Worth knowing before you decide the job can happen around you living in the house.

Slate, and the nail-sickness question
A fair proportion of the Glemsford terraces are roofed in natural slate, brought in by rail in the Victorian building boom, and slate raises an issue that tile does not. Slates are not laid on nibs. Each one is nailed, twice, near its head, and those nails are the whole of what holds it on. Over a century the nails corrode and lose their grip, a condition roofers call nail sickness, and the tell is slates that have slipped out of line or slid down the slope with nothing obvious wrong with the slate itself.
That matters for a rooflight because forming an opening means disturbing the slates around it, and on a nail-sick roof the ones you lift do not go back reliably on their old fixings. Where the roof is generally sound we re-fix the disturbed slates properly, often on new copper nails or lead tingles, and the rest of the roof carries on. Where the whole covering is at the end of its nails, we say so, because there is little point setting a good new rooflight into a slope that is going to be stripped and re-covered within a few years. It is the sort of thing you can only judge from the roof and the loft, not from a description over the phone.
Turning the loft into a room means an escape window
Plenty of Glemsford rooflight jobs are part of a loft conversion, and the moment the loft becomes a habitable room the rules change. Part B of the Building Regulations requires a means of escape from an upper-storey habitable room, and on a converted loft that escape route is very often the rooflight itself. To count, it has to give a clear openable area of a set minimum, with the opening not too high above the floor, so a person can get out onto the roof in a fire.
That requirement drives the choice of unit more than daylight does. A warm loft needs the roof to breathe, or to be sealed properly
Once a Glemsford loft becomes a heated room, the roof over it has to deal with moisture it never had to before, and this is where a lot of older conversions went wrong. Warm, damp air from the new room rises to the underside of the cold slope, and if it reaches cold timber or the back of the felt it condenses. Left unaddressed it wets the rafters and the insulation from the inside, the same mechanism that rots a flat roof from below.
There are two honest ways to build it out. A cold-roof detail keeps a clear ventilated air gap above the insulation, between it and the underside of the covering, with air coming in at the eaves and leaving high up so the moisture is carried away. A warm-roof detail instead insulates over or fully around the rafters and seals the room side with a vapour control layer, so the damp air never reaches a cold surface in the first place. On a shallow, close-raftered Victorian terrace the space for a ventilation gap can be tight, which often steers the answer towards the warm-roof approach or a careful combination of the two.
It matters for a rooflight because the unit sits in that build-up, and the vapour control layer has to be carried around the frame and sealed rather than stopped short at the reveal. A rooflight fitted into a well-sealed warm roof with a cold, unsealed gap left around it becomes the one spot where the room breathes damp air into the structure. My terrace roof sags in the middle. Can I still have a rooflight?
Usually yes. A gentle sag on a Victorian terrace is normally long-settled creep in undersized rafters rather than active failure, and it does not by itself rule out an opening. What it does mean is that the structural work needs designing rather than assuming, which may involve sistering new timber alongside the existing rafters or a structural engineer’s input. We assess it in the loft at survey and tell you which category yours falls into before quoting.
Do I need to tell my neighbour, or serve a party wall notice?
Most rooflight openings sit in the middle of the roof span, well clear of the party wall, and no notice is needed. The Party Wall etc. Act comes into it if the work cuts into or places new load onto the shared wall itself. How messy is taking down a lath and plaster ceiling?
Messier than people expect. Lath and plaster comes away in sheets and releases a great deal of very fine old dust that gets everywhere unless the room is sheeted and the doorway sealed. We do both as standard. If the ceiling is coming down, it is also the ideal moment to bring the insulation up to current standards, because you will never have easier access to the rafters.
Does a loft-conversion rooflight have to open a certain amount?
Yes, if the loft is becoming a habitable room. Part B usually requires a means of escape, and on a loft conversion the rooflight commonly provides it, so it has to give a minimum clear openable area with the opening within reach of the floor. That rules out a fixed light and rules out an undersized one for that role.
