Trimley St Mary runs alongside the Felixstowe road with the Orwell to the north and the port beyond. How an old dome actually fails

The units fitted to extension and garage roofs through the 1980s and 1990s were typically single or twin-skin acrylic or polycarbonate domes on a low plastic kerb. They were cheap, they worked, and they were never going to last forever.

Three things happen with age. The plastic yellows and goes brittle under years of ultraviolet, so it loses impact strength and eventually crazes. The seal between dome and kerb hardens, shrinks and lets go. And the kerb itself, if it was a thin plastic one, distorts and no longer holds the dome flat.

By the time you can see any of that from the ground, all three are usually well advanced. This is why we do not offer resealing. A bead of sealant on a brittle, distorted, thirty-year-old assembly is a delaying tactic that costs money and buys a winter.

What replacement actually involves

People assume a like-for-like swap. It rarely is, and that is a good thing.

  • The old kerb usually comes out. A tired plastic kerb is not a base for a modern unit. A new timber kerb, properly built off the deck with the membrane carried up and over it, gives you a detail that will outlast the glass.
  • Sizes have moved on. Old dome apertures are not always modern standard sizes. The opening frequently needs adjusting, which is straightforward on a flat roof deck but needs to be priced, not discovered.
  • The deck gets inspected. Water has often been getting in for longer than anyone realised, and the timber immediately around the opening can be soft. Finding that after the old unit is off is normal. Not allowing for it is not.

The thermal difference is bigger than people expect

An old single-skin acrylic dome is thermally close to useless. Twin-skin polycarbonate is better but still poor. A modern glass flat rooflight with a warm-edge spacer and a thermally broken frame sits in a different category entirely, in the region of 1.2 to 1.4 W/m²K for the whole unit.

In a room with a dome that has been there since the eighties, that is often the single biggest change to how the space feels in winter. Condensation running down the inside of the dome, a familiar complaint in Trimley kitchens and utility rooms, generally stops as well, because the internal surface no longer sits below dew point. Worth checking before you enquire: is the dome over a habitable room or over a garage? Over a garage the specification is simpler and cheaper because thermal performance and condensation matter far less. Over a converted room, Part L applies to the replacement and the unit has to meet it.

Estuarine exposure on the Orwell side

The stock here, and the eras that matter

Trimley St Mary is not an old village in the way parts of the peninsula are. There is a small older core near the church, but the great majority of the housing is post-war and later: council-built and private estate development from the 1950s onward, a strong run of bungalows, and the extensions and garage conversions bolted on ever since. There is very little genuine period stock, almost nothing listed, and the village is not a conservation area. For a rooflight that matters more than it first sounds, because it strips away the layer of planning constraint that dominates a place like Woodbridge or the Wivenhoe quayside.

Cut roofs, trussed roofs, and why the opening differs

On a trussed roof the rooflight is planned to sit in the gap between two trusses, sized to suit, rather than driven through one. Where a wider unit is wanted the trusses can be trimmed and properly supported, but that is a designed alteration and it belongs in the quote, not a decision to improvise on the day. Working out which kind of roof is overhead is one of the first things the survey settles, because it sets the sensible width of the opening before anything else is discussed. It is also the honest reason two houses on the same estate road can carry a different price for what looks like the same rooflight.

The covering, and what the survey checks

Most estate roofs here are finished in concrete interlocking tiles, the large profiled tiles that went onto almost everything built in the region from the 1950s on. They are a hard-wearing covering, but the profile is the point for a rooflight. A flush flashing kit made for a flat covering will not seal against a deep-profile tile, so we match the flashing to the tile: a profiled kit that dresses down into the pans of the tile and lets the water run off the way the roof was designed to shed it. Get that wrong and the leak is at the flashing, not the glass.

On the survey itself a handful of things get checked every time, and they are what turns a rough idea into a firm price:

  • The timber the unit lands on, deck boards on a flat roof or the rafters on a pitch, checked for soft, damp or split wood before anything is fixed to it.
  • The kerb or upstand height where there is a flat section, since a rooflight needs to sit clear of standing water.
  • The aperture size against the unit and against the structure around it, so the opening is sized once and correctly.
  • The roof fall on any flat or low-pitch addition, because water has to clear the frame rather than pond against it.
  • Habitable room or garage, because over a converted room Part L governs the glass and over a garage it does not, and that changes both the unit and the price.

Access is rarely the hard part in Trimley. The estate roads are wide, most houses have a driveway or a verge, and there is usually room to stand a tower or a run of scaffold without negotiating a narrow lane. That keeps the setup straightforward on the majority of jobs, which is the opposite of the picture on a tight historic quayside and worth saying plainly.

Can our old plastic dome just be resealed?

We do not offer that, and the reason is practical rather than commercial. Ventilation in the room still matters, particularly in a kitchen or utility.
