Westerfield sits just beyond the northern edge of Ipswich, about 2.4 miles from the centre, which in practice is under ten minutes once you are past the top of the town. It is a small place: a church, a scatter of period cottages along the lanes, a railway station on the East Suffolk line that has kept it firmly in commuter territory, and a green belt of farmland that stops it merging into Ipswich proper.
Because it never grew into an estate village, the housing stock stayed old. Most of what we are asked to work on here is nineteenth-century or earlier, with a handful of later infill. That changes the shape of a rooflight job considerably, and the biggest change is that you cannot know what the roof is until you open it.

Old cottages have been re-roofed, usually more than once
A cottage roof that is 180 years old has almost certainly been stripped and re-covered at least twice. Each time, something changed. Battens were replaced at a different gauge. A layer of felt went on where there was none. Sometimes the covering changed entirely, from thatch or slate to clay tile, or from clay to concrete, and concrete is significantly heavier per square metre than the plain clay tile it replaced.
That last one is the important one for us. A roof carrying concrete tiles on rafters that were originally sized for something lighter is already working harder than it was designed to. Cutting a rafter in that situation to form a rooflight opening, without properly sized trimmers, takes an already stretched structure and concentrates the load. It is one of the few genuinely risky things you can do to an old roof, and it is invisible from the outside.
So on a Westerfield cottage we lift tiles and look before we quote. We want to see rafter depth, rafter spacing, whether there is a purlin and where it runs, and what the covering weighs. Then the trimmer sizes come off the real span rather than a rule of thumb.
Rafter spacing is a lottery on hand-cut roofs
Modern roofs are set out to 400mm or 600mm centres because a factory decided so. A hand-cut roof was set out by a carpenter working with the timber he had, and the spacing wanders. We regularly find 350mm in one bay and 480mm in the next on the same slope.
That has one very useful consequence. On a good number of period roofs there is a bay wide enough to take a narrow rooflight with no cutting at all. If the room only needs light rather than a large view, finding that bay is the cleanest and cheapest way to do the job. It leaves the historic structure completely intact and it removes the trimmer work from the price.
Where the room needs more, we cut and trim properly. A cut roof is designed to tolerate that, unlike a trussed one, so the option is genuinely open. It just has to be sized rather than guessed.
Low ceilings, deep rooms, and where the light actually lands
Cottage first floors tend to have low ceilings and rooms that run deep under the slope. Put a rooflight high on the slope near the ridge and the light falls on the far wall. Put it lower and it lands on the floor closer to you but you lose sky view from a standing position. There is no universal right answer, and it depends whether the room is a bedroom, a bathroom or a study desk.
Where a room is deep, two smaller units spaced along the slope beat one large one almost every time. The daylight distribution is more even and the roof structure takes less disturbance. Both matter here.

Bathrooms, condensation and why the vent matters here
Old cottages are draughty in the wrong places and airtight in the right ones, which is a bad combination for moisture. A lot of Westerfield rooflights go into bathrooms and into loft rooms that get used as bedrooms, and both generate a lot of water vapour.
Two things reduce the risk of that vapour finding a cold surface and condensing. First, a unit with a proper ventilation flap or trickle vent, so moist air has a route out that is not the plaster. Second, glazing that keeps the internal pane warm enough not to run. Where a rooflight sits somewhere awkward to reach, which is common in a cottage with a high or steep slope, an electric rooflight with a rain sensor solves the practical problem of nobody ever opening it. A vent that never gets used does nothing for condensation.
Before you commit to a size: if there is a purlin running across the slope, and on most period Westerfield roofs there is, it will dictate the maximum height of the opening. That is a survey finding, not something anyone can tell from a photo of the outside.
Trees, moss and what lands on the glass
Westerfield sits in among farmland and mature hedge lines, and a lot of the cottages have trees close to the house. That is pleasant to live with and it changes how a rooflight behaves. Overhanging branches drop leaf litter onto the slope, and anything that collects on the glass or in the flashing gutter above the unit stays wet longer under shade. North-facing slopes here grow moss and algae readily for the same reason, because they dry slowly after rain.
Two things help. A steeper pitch sheds debris and water faster, so where there is a choice of slope we lean towards the one that clears itself. And a self-cleaning glass coating, which uses daylight and rain to break down and wash off organic film, keeps the pane clearer between cleans on a rooflight you are never going to reach with a squeegee. Neither is essential. On a shaded rural roof under trees both earn their place, and they cost far less specified at the point of order than dealt with later.
The flashing detail matters more under trees as well. Leaf litter caught above the unit turns the head flashing into a small dam if the apron is not dressed to shed cleanly, so the covering and the kit have to suit each other rather than relying on the gutter above staying clear.
Box rooms, the station and the home-office job
The East Suffolk line station has kept Westerfield in commuter territory, and a good share of the enquiries we take here are from people turning a small upstairs room or a loft space into somewhere to work. A box room under the slope with one small gable window is dim for screen work, and the usual instinct is a desk lamp when the real problem is the room.
A rooflight over a desk gives even daylight from above rather than a bright window in your eyeline, which is easier to work under for a full day. Position matters. A unit set to bring light onto the desk surface rather than straight onto a screen avoids the worst of the reflections. What the survey looks at on a Westerfield cottage

My Westerfield cottage roof was re-covered in concrete tiles years ago. Does that affect fitting a rooflight?
It can, significantly. Concrete tiles are noticeably heavier per square metre than the plain clay or slate they usually replaced, so the original rafters may already be carrying more than they were sized for. Cutting into that without properly sized trimmers concentrates load in exactly the wrong place. We lift tiles at survey to check rafter depth and spacing, then size the trimmers to the real span rather than assuming.
Can you fit a rooflight without cutting any of the old timbers?
Often, yes. Hand-cut roofs have irregular rafter spacing, and on many period roofs around Westerfield there is a bay wide enough to take a narrow unit with no cutting at all.
