What Fire Regulations Apply to Commercial Rooflights?
Commercial rooflights are governed by fire rules in two ways: they must resist the spread of fire over the roof surface, with the required performance depending on how close the rooflight is to a site boundary, and where a rooflight forms part of a smoke ventilation system it carries its own certified performance duties. Which rules bite, and how hard, is set by the building’s fire strategy, its use and its proximity to the boundary.

External fire spread over the roof
Building Regulations guidance limits how readily fire can spread across a roof, both to stop fire spreading to a neighbouring building and to stop a fire outside spreading in. Rooflights are part of the roof for this purpose, and the performance required of them depends on their distance from the site boundary. A rooflight close to a boundary has to meet a higher standard than one in the middle of a large roof, because a fire near the boundary threatens the building next door. This is why the position of a rooflight, not just its material, affects what it has to be.
Plastics rooflights, GRP and polycarbonate, are classified for their behaviour in fire, and the classification sets minimum distances from the boundary and limits on how much rooflight can be grouped together near it. On a replacement, the new rooflights have to meet at least the standard the position requires, which is checked against the boundary distance rather than assumed to match the old ones.
Boundary distances and grouping
The practical controls that follow from the roof fire rules are about distance and grouping.
- Distance to the boundary sets the minimum fire performance a rooflight in that position must have. Closer means higher.
- Grouping and spacing of rooflights near a boundary is limited, so a run of rooflights cannot form a continuous path for fire near the edge of the site.
- The rooflight classification has to be matched to the position at specification. A replacement in a boundary zone may need a higher-rated unit than one in the centre of the roof.
Position drives specification. Two identical rooflights on the same roof can carry different fire requirements simply because one is near the boundary and one is not. On a replacement we check each position against the boundary distance rather than replacing like for like on material alone, because the old rooflight may predate the current guidance or the boundary may have changed since it went in.
Smoke ventilation duties
Where a rooflight opens to release smoke and heat, it is part of a smoke ventilation system and carries a separate set of duties. An automatic opening vent, or AOV, opens on a signal from the fire alarm or a detector, and its job depends on the strategy it serves: keeping escape routes tenable, clearing smoke for firefighting access, or limiting smoke damage to the building and stock.
The parameters that a replacement has to preserve are the aerodynamic free area, which is always smaller than the geometric opening size, the opening angle, the actuator response time, and the reliability class the unit is certified to under BS EN 12101-2. Replacing units that contribute to a designed system with units that deliver less free area quietly weakens the fire strategy. Where the fire strategy dictates the specification
The fire strategy is the document that ties this together for a given building, and it can override the general position. It may require particular rooflights to be non-opening, or to be an AOV, or to meet a specific rating, because of how the building is compartmented and how people escape from it. On any replacement that touches a rooflight named in a fire strategy, the strategy governs, and the replacement is specified to preserve what the strategy relies on. We do not change a fire strategy. Why it matters around Ipswich
