Flush-Fit Rooflights for Pitched Roofs


A flush-fit rooflight is one set down into the roof so the glass sits close to level with the surrounding tiles or slates, rather than standing proud of them the way a standard unit does. It gives a much flatter, quieter look from the ground, which is why it is the choice for period roofs, visible slopes and conservation areas. Achieving it takes a deeper recess in the roof structure, extra counter-battening to drop the frame, a deeper or lead-dressed flashing detail, and more careful setting out, all of which add labour. Expect a flush-fit installation to cost more than a standard proud-mounted unit on the same roof, the difference being the recessing work rather than the window itself.

Standard fit versus flush fit

A standard rooflight is fixed so its frame sits on top of the roof structure, and the finished unit stands proud of the tile surface by 40mm or more. The flashing kit then bridges from the frame down onto the covering. It weathers perfectly well and it is the right choice on most estate and new-build roofs, where nobody is looking closely and the standard proud fit is quicker and cheaper.

A flush fit sets the frame lower into the roof so the top of the glass finishes close to level with the tiles. From the garden the window reads as a dark panel in the roof rather than a box sitting on it, with no shadow gap around it. The trade-off is that everything below the glass has to be reworked to make room for it and to weather the deeper junction.

What the recess actually involves

Dropping the frame

To sit the glass near the tile plane, the frame has to sit lower than it would in a standard fit. That means the seating for the frame is set down relative to the batten line, often by adding counter-battens that carry the tiles up and over a slightly raised plane around the opening while the frame drops into the recess between them. The exact build-up depends on the covering thickness and the manufacturer’s recessed installation instructions, and it is set out per unit rather than guessed.

Deeper flashing geometry

When the frame sits lower, the flashing has further to travel from the frame up onto the covering and the head detail is more exposed to water tracking back. Manufacturers make a recessed flashing kit for exactly this, with a deeper apron and head section than the standard kit. On period and conservation roofs we more often dress lead throughout instead, code 4 or heavier, because lead can be formed tight to an irregular covering and it is what a conservation officer will expect to see rather than visible aluminium. Setting out has to be exact

A recessed unit is far less forgiving of an out-of-square opening than a proud one. Because the glass finishes near the tile surface, any error in level or line shows as an uneven reveal of tile around the glass, and it shows from the ground. On an old Suffolk roof that has settled over a century, truing the opening to the frame rather than forcing the frame into the roof is the difference between a flush unit that looks deliberate and one that looks wrong. That takes time, and time is the cost.

Weathering a flush unit

A recessed rooflight sheds water the same way any pitched unit does, by parting the flow cleanly around the frame and rejoining it below, but the lower profile means the details have to be right because there is less standing height helping the water clear. The points that matter most:

  • The head flashing must dress down into the covering above, not bridge across it. This is the number one failure on any pitched rooflight and it is less forgiving on a flush unit.
  • Side soakers interleave with every course, and on a recessed unit they need to be dressed carefully because the covering runs closer to the glass.
  • The underfelt collar below the covering carries anything that gets past the tiles back out over the drainage plane. On a flush unit this second line matters more, because more water reaches it.

Where a flush fit earns its cost

A flush fit is not worth the extra on every roof. It earns its keep where the roof is seen and where the look matters:

  • Front and visible slopes on any period house, where a proud box would spoil the roof line.
  • Conservation areas across Suffolk and north Essex, where a flush unit with a slim dark frame is often what gets consent. The full conservation pattern, which goes further than a plain flush fit, is compared on conservation or standard rooflight.
  • Slate and plain tile roofs, where the flat covering suits a flush finish and the flush unit looks closest to an original cast iron rooflight.
  • Any roof where the owner simply wants the cleaner look and is happy to pay for the recessing.

Not quite. Flush fitting is one feature of a conservation rooflight, but a true conservation unit also has a slim black frame, a central vertical glazing bar and dressed lead flashing, and it is designed to look like the original cast iron rooflights. You can have a flush-fit modern unit without the full conservation pattern. Which you need depends on whether you are in a conservation area or on a listed building.
