Opening and Hinged Flat Rooflights


An opening flat rooflight is a hinged unit that lifts to let warm air out of a room or to give access onto a flat roof, driven either by an electric actuator or, less often now, by a manual mechanism. On a flat roof the most useful reason to open one is ventilation, because warm moist air collects at ceiling level, which is exactly where the rooflight is, so an opening vent there clears heat and humidity far better than a window in a wall. There are escape and access variants too, hinged wide enough to climb through. The opening mechanism changes the job in one important way: a hinged unit needs a taller, well-built upstand and a compression seal that closes evenly, so weathering an opening unit is less forgiving than weathering a fixed one.

Why you open a flat rooflight

Not for daylight. A fixed unit does daylight better and cheaper. You open a flat rooflight for two things, and ventilation is the big one.

Ventilation and summer heat

Warm air rises and collects at the top of a room. In a space with a flat plastered ceiling, that warm, humid air pools right under the rooflight, which on a sunny day is also where the most solar heat is arriving. An opening vent at that point lets the hot air escape and draws cooler air in from lower windows or doors, which is the stack effect working in your favour. It is the single most effective piece of ventilation you can put in a room with a flat ceiling, well ahead of a window in a wall, because it vents from the hottest, wettest layer of air rather than from halfway down the room.

The humidity side matters as much as the heat. A kitchen or bathroom under a flat rooflight generates a lot of moisture, and an opening vent lets it out before it condenses on cold surfaces, which is one of the practical defences against the condensation covered on how to stop condensation on a flat rooflight.

Access and escape

The second reason is physical access, either for maintenance onto a flat roof or, in specific circumstances, as a means of escape. Access hatches and escape rooflights hinge wide and are built to climb through, and where a rooflight is serving as an escape route it has to meet the relevant requirements for opening size and operation. Smoke ventilation units, which open automatically to clear smoke, are a related but separate product covered under automatic opening vents. Manual or electric

Opening flat units are almost always electrically actuated now, and there is a good reason for it beyond convenience.

The seal point is the one that matters technically. A flat opening unit relies on its whole perimeter gasket being compressed evenly against the frame when it closes, or it leaks and whistles. A motor pulls the unit down to the same compression every time. A manual winder depends on how firmly someone cranks it, and on a ceiling-height flat unit that is awkward to reach and easy to leave not quite closed. Restrictors and controls

An opening unit does not have to swing to its full travel. Restrictors and programmable controls let you set how far and how it behaves.

  • Travel limits. The motor can be set to a night-vent position, open just enough to trickle air without being a security or weather risk, or to full travel for maximum ventilation.
  • Rain sensor. A small sensor closes the unit automatically when it detects rain. On a flat unit facing straight up, this is close to essential, because rain lands directly in an open flat vent rather than being partly sheltered as it would be on a pitched one.
  • Wind and thermostat controls. Higher-end controllers close on high wind and can open on temperature, which suits a room that overheats predictably.
  • Group and smart control. Several units can be run together, and many systems tie into home automation. That side is on how electric rooflights work.

Decide opening at survey, not after plastering. An electric opener needs power run to it before the ceiling is closed up. Retrofitting an opener to a unit that was fitted as fixed is not possible, and running cable to a finished ceiling means chasing or trunking. Opening is a specification decision made before the job starts, not an upgrade added later.

How the opening mechanism changes the upstand and weathering

This is the part specific to opening units, and it is why they are less forgiving than fixed ones.

A hinged unit sits proud of its frame when closed and swings up when open, so the frame and the upstand have to accommodate the hinge, the actuator and the movement. In practice that usually means a slightly taller upstand than a fixed unit of the same size, so the moving parts clear the roof and the seal line sits well above any water. On the coast, where we go to 200mm as standard anyway, this is not an issue. Inland it means the opener is factored into the upstand height from the start.

The seal is the weak point of any opening unit, because it is a gasket that has to compress and release thousands of times over its life rather than sitting still. A quality unit uses a good compression gasket and an even closing action, which is another argument for electric operation. The corners are where an opening unit leaks if it leaks, so the covering detail up the upstand still matters exactly as much as on a fixed unit, and the whole thing still has to be dressed over the head with the covering, not sealed. Coastal and exposure notes

An opening flat unit on an exposed or coastal roof needs everything a fixed one needs, plus attention to the actuator and hinges in a salt environment. We use 316L stainless fixings and marine-specification components within a mile of open sea at Felixstowe and Harwich, isolate dissimilar metals, and specify a 200mm upstand as standard. Estuarine locations such as Woodbridge carry moderate salt loading and get upgraded fixings without the full marine package.

Common questions about opening flat rooflights

Are opening flat rooflights more likely to leak?

They have a moving seal that a fixed unit does not, so the gasket and the closing action matter, which is why we fit electric openers that pull the unit down to even compression and a rain sensor that closes it automatically. The upstand and covering detail still have to be right regardless. On a well-built kerb with a quality unit, an opening rooflight is reliably weathertight, but it is less forgiving of a poor kerb than a fixed one.

Can I add an opener to a fixed rooflight later?

No. Whether a unit opens is built into it, and an electric opener needs power run to it before the ceiling is closed up. Retrofitting is not possible without replacing the unit and running new cable to a finished ceiling. Opening is a decision to make at survey, before the job starts.

Do I need a rain sensor?
