What the rate includes

A per-sheet or per-bay figure for normal-hours work on an accessible roof covers the rooflight itself, its laps, sealant and fixings, the liner rooflight on a twin-skin roof, safety netting beneath the work, removal of the old sheet, and disposal. Disposal is worth naming: old GRP is construction waste and is taken off site and disposed of properly, and that is in the rate rather than added afterwards.

What the rate does not include. Specialist access equipment, out-of-hours premiums, discontinued-profile tooling, the coastal upgrade package, structural repair to corroded purlins or fixing points found once the roof is open, and any AOV smoke ventilation units. A rate quoted without naming these grows on the invoice. Ours name them, and the survey confirms which apply to your roof.

The survey variables that move the figure

  • Access. Frequently the largest single line, and the one that varies most. A low roof with a safe internal route is cheap. A high roof needing a mobile platform or crane carries an access cost that can rival the rooflight cost.
  • Volume. The per-sheet rate falls sharply with the number of sheets in a visit, because access is shared. A single isolated sheet prices at the top of the range, a full bay near the bottom. This is the reasoning in our replace rather than patch answer.
  • Profile. A standard, still-made profile is a straightforward order. A discontinued profile needs a moulded-to-match sheet, adding tooling and lead time. Common on older Ipswich stock.
  • Build-up. Twin-skin roofs cost more than single skin, because the liner rooflight and the cavity detailing are added.
  • Working hours. Night and shutdown working adds a labour and lighting premium, priced openly.
  • Exposure. Coastal and port-side roofs carry the 316L and marine-coating upgrade.
