Nayland is a conservation village in the Stour valley, and the valley is the thing that makes it different to work in. In a flat town you only really worry about the slope facing the street. Here the ground rises on both sides, so roofs are read from above and from across the water meadows. A rear slope that would be invisible anywhere else can be the most exposed elevation on the building.

It is 13.1 miles south-west of Ipswich in a straight line, around thirty-five minutes on the road via the A12 and the B1087. Close enough that a second visit is not a problem, which matters on a village where the sensible first step is often just standing in the lane and looking at the roof from three directions.

Work out the sightlines before you choose the slope

Conservation area control turns on the effect on the character and appearance of the area, and in a valley village that assessment includes the long views. Babergh’s conservation area appraisal for Nayland is worth reading before an application, because it identifies which views and which groups of buildings are considered important, and a proposal that respects those has a materially better chance.

What that means practically: at survey we do not just look at the roof from the garden. We walk far enough back to see what the roof looks like from the approach roads and from higher ground. Sometimes that changes the recommendation from the obvious slope to the other one. Occasionally it changes the recommendation from a rooflight in the main roof to glazing somewhere else entirely.

Mixed fabric, mixed structural answers

Nayland’s stock is not uniform. There is timber frame behind render, there is Georgian brick, there is Victorian infill and there are later cottages, and the roof structures underneath vary just as much.

  • Early timber frame. Irregular hand-cut rafters, often part of a connected structure. Best approach is a narrow unit fitted in an existing bay with no cutting, or an opening carried on independent framing set alongside the historic members.
  • Georgian and Victorian sawn roofs. More regular spacing, usually with purlins. A conventional trimmed opening is feasible, but the purlin position dictates where the window can sit and it is not negotiable without structural work.
  • Twentieth-century additions. Straightforward cut roofs or early trusses, and generally the easiest place in the property to put glass.

Working out which of these you have takes ten minutes in the loft with a torch and it saves considerable trouble later. Where the property is listed, cutting any historic member needs listed building consent in its own right, separately from planning permission.

The unit that suits a village roof

On a visible slope in a conservation village the specification is fairly predictable: a conservation-pattern rooflight sitting low in the tile plane, with slim frame sections, a central glazing bar and a dark external finish so it recedes rather than catches the eye from across the valley. On plain clay tile, the flashing needs a shallow plain-tile skirt rather than the deep corrugated apron made for pantiles, and getting that wrong leaves a gap that ends up full of sealant.

Where the slope genuinely is hidden, a standard unit is often perfectly acceptable and a lot cheaper. We will tell you when that is the case rather than defaulting to the expensive specification. A VELUX, Keylite or Roto installation on an unseen rear slope is a straightforward job and should be priced like one.

Rear extensions and the flat roof question

A good proportion of the light we put into Nayland houses goes into rear extensions rather than the historic roof. That is usually the sensible answer, and it comes with its own detailing to get right.

A flat roof is never actually flat. It needs a designed fall, commonly around 1:80 on the finished surface, so water clears rather than ponding against the upstand. The kerb the rooflight sits on has to be built high enough that the waterproofing turns up behind the frame with a proper margin above the finished surface. Get those two things right and a flat roof rooflight installation lasts. Get them wrong and it will find the plasterboard eventually, whatever the unit cost.

Where the extension roof is a proper pitch, it becomes a pitched roof skylight installation. Where the room proportions want a single large piece of glass rather than a row of stock sizes, a purpose-made unit is often the better answer, and on a valley property with a good outlook it is usually the view rather than the light level that justifies it.

One local check worth doing: before you commit to a slope, walk the lane opposite and the approach into the village and look back at your own roof. If you can see the slope clearly from either, assume the planning authority will too.

Listed density, and a consent process that runs in parallel

For a village of its size Nayland carries a high concentration of listed buildings, clustered along the main streets and around the church, with timber frame standing behind many of the rendered fronts. Where a building is listed, two separate consents can apply and they are not the same test. Listed building consent covers any work that affects the historic fabric, a roof member included, and it applies whether or not the slope can be seen from the road. Planning permission is the separate question of appearance and visibility, which is where the valley sightlines come back in. A rear slope hidden from every public view still needs listed building consent if the work cuts or alters historic timber, and that is the point that catches people out.

The survey checks more than the frame

Identifying the frame type is the start, not the end. On a Nayland roof the survey also reads the covering and everything under it, because a rooflight is only as good as what it is bedded into. We check the condition of the tiles or slates around the intended opening, whether there is sarking felt or an older roof with none, and what state the battens are in, since a unit set into perished battens is a callback waiting to happen. We note the tile gauge, because the flashing has to be cut to it. On the plain clay tile common here that means a shallow plain-tile skirt worked course by course, not the deep apron made for a pantile, and getting the gauge right at survey is what stops the finished detail filling with sealant later.

Inside, the survey settles whether the loft is a cold roof with insulation at ceiling level or a room in the roof with the insulation following the slope, because the two need different reveal detailing and different depths of upstand. Headroom gets measured where a room-in-roof conversion is in mind, and daylight showing through the covering from inside is noted, because it usually means the roof is nearer a recovering than the owner expected.

Period core, modern edges, and getting to the roof

Nayland is small and its heart is almost entirely period, so the new-build share is low compared with the commuter villages nearer Ipswich. There is some later twentieth-century infill and a scatter of modern houses at the edges, and those are the straightforward jobs, cut roofs or early trusses where a standard unit goes in without a consent conversation. Most of what we are asked to do here, though, is on the older stock, which is why the survey and the consent matter as much as the fitting does.

Access is its own factor. The older houses sit close to narrow lanes with limited frontage and often no vehicle route to the rear, so scaffold has to be planned around the street and material sometimes carried through the house. It is worth allowing for at survey rather than discovering on the first morning, and it is one more reason the price is fixed only after someone has stood on the site and looked at how the roof is actually reached.

My Nayland house is in the conservation area but is not listed. What can I do without permission?

Permitted development generally allows a rooflight projecting no more than 150mm above the roof plane and sitting below the ridge. Conservation area designation commonly removes that on a principal elevation facing a highway, so the rear slope is usually the free option and the front usually is not. In a valley village it is worth checking visibility rather than assuming, because a rear slope can be more prominent here than a front one.

Does the view across the valley change what you would specify?

It changes the external profile more than anything else.
