The four cost drivers
1. Unit size and type
Size drives both the unit price and the labour, because a wider unit is more likely to need a rafter cut and trimmed. Type matters too: a plain centre pivot is the cheapest, a top-hung or escape unit costs 15 to 30 per cent more on the unit, and an electrically opening unit adds the actuator, the wiring and a second day. 2. Roof covering
The covering sets the flashing kit and the labour to weather it. Flat slate and plain tile are the quickest. Interlocking concrete tile is standard. Deep clay pantile needs a high-profile kit and sometimes dressed lead, which adds cost, and irregular handmade Suffolk pantile adds more again because each soaker is dressed by hand. 3. Access
Most single-unit jobs on a two-storey house need a tower or a modest scaffold, which is priced in. A tall, steep, or restricted-access roof, or a slope over a conservatory or extension, needs proper scaffold and that is quoted separately. Access is often the swing factor between two otherwise similar houses.
4. Structural work
A like-for-like swap into an existing opening needs no structural work. A new opening that cuts one rafter is routine trimming, priced in. Two or more rafters, or a trussed roof, needs an engineer’s calculation, a few hundred pounds, and the trimming is then quoted off the engineer’s drawing. Never assume a truss can be cut. What adds to the figure

Why slate and conservation cost more
Two specifications reliably sit above the standard figure, and it is worth understanding why so you are not surprised.
Slate is a careful covering to work. Slates are brittle, they are laid to a fine margin, and cutting them around an opening without breaking a run takes time and a breakage allowance. The flashing sits close to the covering and shows, so the setting out has to be exact. It is not that the kit is dearer, it is that the labour is slower and less forgiving. Conservation units cost more for three reasons stacked together: the unit itself is a specialist flush pattern that costs more than a standard window, the flashing is dressed lead throughout rather than a boxed kit, and the setting out is slower because the recessed flush finish shows any error from the ground. Where the cost is honest and where corners get cut

We do not offer repair, resealing or patching. That is not only a service choice, it is a cost position. Patching a failed flashing or a perished seal buys a season and disturbs the covering each time, and the covering does not survive repeated lifting. Replacing the unit once, with a new flashing kit and fresh collars, resets the assembly to zero and is cheaper over any sensible timeframe than a series of visits up a two-storey roof.
