Timber Roof Lanterns for Period and Listed Properties


A timber roof lantern is the right specification wherever a slim modern aluminium frame would look wrong against the building it sits on: listed buildings, conservation areas with a visible principal elevation, and period properties where painted joinery and chunkier glazing bars read as correct rather than as an add-on. It costs more than aluminium, needs redecorating on a cycle, and on a listed building it comes with a consent process that has to happen before anything is ordered. Engineered timber versus solid hardwood

Two timber build-ups turn up in lantern quotes, and they are not the same thing.

Engineered laminated softwood is the more common specification. Several layers of softwood are bonded together with the grain direction alternated, which controls movement and gives a straighter, more stable section than a single piece of solid timber of the same size. It is finished externally with an aluminium capping over the exposed faces, which takes the weathering load off the paint film and off the timber itself, while the internal face stays timber and gets painted or stained to match the room. This hybrid build-up is what most premium timber lantern systems are built from now, because it gives the appearance and proportion of a traditional timber frame with weathering performance closer to an aluminium system.

Solid hardwood, typically European oak or accoya, a modified softwood with hardwood-like stability, is specified less often but is the right answer where a conservation officer or a listed building consent specifically requires a genuinely solid timber section rather than an engineered one with a capping. It costs more again, and it needs more careful detailing at every joint, because solid timber moves with moisture content in a way an engineered and capped section does not.

Sightlines and bar proportion: what a conservation officer is actually looking at

The single biggest difference between a timber lantern and an aluminium one, visually, is bar width. A slim aluminium corner post might come in at 60 to 90mm. A timber lantern, even an engineered and capped one, is realistically 100 to 150mm at the same position, and the intermediate glazing bars follow a similar ratio. That is not a shortcoming to be minimised. It is the proportion that reads correctly against sash windows, painted timber joinery and traditional roof pitches, and a conservation officer assessing an application will generally want to see it rather than a slimmer alternative.

What conservation officers across Suffolk tend to ask for, based on the applications we have been involved in:

  • A visible ridge and hip bar at genuine structural proportion, not a decorative strip applied over a slimmer structural section underneath.
  • Regular, evenly spaced glazing bars rather than an asymmetric arrangement, echoing the rhythm of sash windows on the host building.
  • A painted finish in a heritage colour rather than a stained or natural timber look, which most conservation guidance treats as more sympathetic to a historic elevation.
  • A pitch and overall height that does not compete with or rise above the ridge line of the historic roof it sits on.

None of this is arbitrary. It is the same logic that governs window and door joinery on a listed building: proportion and material read as authentic or as an obvious modern insertion, and the visual-amenity test that conservation officers apply is built around that distinction.

Finish: painted, not powder coated

A timber lantern’s external face is capped in aluminium and finished in the same powder coated RAL range as an aluminium lantern, most often anthracite grey RAL 7016 or a heritage green or blue where the property calls for it. The internal timber face is painted, typically with a durable satin or eggshell finish in a colour matched to the room’s existing joinery. Some systems offer a factory-applied internal finish; more often the internal face arrives primed and is finished on site once plastering is complete, so the paint matches the rest of the room’s woodwork exactly rather than a factory default.

White or off-white internal finishes are the most requested, because they suit painted skirting and architrave in period properties, but any standard paint colour can be matched, including heritage ranges where a specific historic shade is wanted for consistency with the rest of the house.

Maintenance: the redecoration cycle

This is the honest trade-off against aluminium, and it is worth stating plainly rather than glossing over. The external face, capped in aluminium, needs no more maintenance than an aluminium lantern: an occasional wash down is all it asks for. The internal timber face is a different matter. It needs redecorating, meaning a fresh coat of paint or stain, on roughly an 8 to 10 year cycle, depending on how much direct sun the internal face gets and how the room is heated and ventilated. A south-facing internal face under strong solar gain will need attention nearer the 8 year end of that range; a shaded north-facing lantern nearer 10.

That is not a defect in the product. It is the same maintenance cycle any painted timber joinery in the house is on, and most owners of period properties are already familiar with it from sash windows and external doors. It is simply a cost and a task that an aluminium lantern, powder coated inside and out, does not ask for. In short: timber typically costs 40 to 70 per cent more to buy than an equivalent aluminium lantern, and that premium is rarely clawed back in maintenance saved, because aluminium needs almost none. The premium buys the appearance and the consent, not a lower lifetime cost.

The consent conversation on a listed building

If the property is listed, listed building consent is required for a roof lantern regardless of where on the building it sits, including on a modern extension physically attached to a listed structure. There is no permitted development route around this. That surprises some people, because the extension itself might already have planning permission or fall under permitted development. The lantern is still a separate consent matter if the host building is listed, because listed building consent protects the building’s special interest, not just its street-facing appearance.

In a conservation area that is not listed, the position is more flexible. A lantern to the rear of the property, not visible from a public highway, is often acceptable under permitted development, subject to the usual 150mm projection limit above the roof plane. Anything visible from the street, or in an area covered by an Article 4 direction, which removes permitted development rights that would otherwise apply, is likely to need a full application and a conservation-appropriate specification, meaning timber with proportion and finish along the lines set out above.

Suffolk and north Essex carry an unusually high density of both listed buildings and conservation areas. Lavenham, Aldeburgh, Southwold, Dedham, Coggeshall, Clare and large parts of central Ipswich all fall into this category, and it is worth assuming a consent process is needed until a conversation with the relevant council confirms otherwise. The councils to speak to are Ipswich Borough Council, East Suffolk Council, Mid Suffolk District Council, Babergh District Council and, for the north Essex side of our coverage, Colchester City Council. A pre-application conversation with the conservation officer, before anything is ordered, is the single most useful step. It costs nothing to ask and it routinely saves a refused application and a wasted lead time.

Order nothing before consent is confirmed. A timber lantern’s lead time already runs longer than a standard aluminium one, and a listed building consent process adds weeks on top. Traditional or contemporary: getting the style right

Timber does not automatically mean a heavily traditional design, and a period property does not always call for the most ornate option available. Structure and sizing on period roofs

Timber-framed and historic roof structures are common across inland Suffolk, and they do not behave like a modern trussed roof. Joist sizes and spans on an older structure are frequently irregular and undocumented, which is exactly the condition where a structural engineer needs to be involved before any opening is cut, regardless of frame material. This applies whether the lantern is going into an existing period roof or forming part of a new rear extension against a listed main house.
