Why Does Water Sit Around My Flat Rooflight?


Water sits around a flat rooflight for three reasons: the deck has deflected into a shallow dish, the fall was never enough to drain it, and the upstand acts as a dam that everything upslope collects against. The upstand is a solid, watertight obstruction planted in a shallow drainage plane, so unless the falls were set to run water past it, everything arriving from above pools against its uphill face and stops. If that water is still there 48 hours after rain in drying conditions, the roof ponds. Ponding is a drainage fault, not weather, and it reliably predicts the next leak, because standing water attacks the covering, the bond line and the timber, in that order.

The three causes

Deck deflection

A flat roof deck is timber, and timber bends under load. Between the joists, and along a span, the deck sags into a shallow dish over the years, especially where it was never quite stiff enough or where water has already been sitting. A rooflight is often placed in the centre of a roof, which is exactly where deflection is greatest, so the unit ends up in the lowest, flattest pocket the roof has. This is common on 1970s and 1980s roofs where the deck has had decades to settle.

Insufficient fall

A flat roof drains by a fall so shallow you cannot see it, a finished 1 in 80 minimum. Where the fall was laid too shallow from the start, or the firrings were skimped or run the wrong way, there is not enough slope to move water off, and it lingers. Design to the bare minimum and normal deflection drops the finished fall below it, so the roof that measured correct on paper ponds in practice.

The upstand as a dam

Even on a roof with an adequate fall, the upstand itself creates ponding if the water has to pass it the wrong way. A 150mm watertight rectangle in the drainage plane divides the flow, and water slows at the point of the split, in the centre of the uphill face. Slow water drops what it carries, so grit, moss and roofing granules build a low silt bank along the upstand base. That bank holds a shallow pool that never fully drains, even though the roof technically still falls. The roof grew a kerb it was not designed with.

Why ponding predicts the next leak

A pond does not leak on Tuesday. It runs a slow attack on the roof and the rooflight, and the sequence is consistent enough to date. Standing water on a dark membrane in summer gets genuinely hot, which degrades adhesives far faster than warmth alone. In winter it freezes, expands and lifts the edge of every bonded lap. After two or three years the termination at the top of the upstand opens by a millimetre, and that is all it needs. So a pond visible today is a leak booked for a few winters from now. The homeowner then sees a brown ring on the ceiling and blames the rooflight, when the rooflight was fine and the water simply became visible at the lowest point.

The most useful thing you can do before getting quotes. After a heavy shower, wait two days and look at the roof from an upstairs window. If there is standing water anywhere, photograph where it is. That photo tells an installer more about your job than any measurement you can send, and it should be taken from a window, never by walking a wet flat roof.

Why resealing does nothing for it

The trade default on a unit sitting in a pond is a bead of mastic round the frame. It addresses none of the three causes. The deck is still dished, the fall is still short, the water is still standing, and the timber under the covering carries on getting wet out of sight. The mastic closes the visible route for a season or two while the water finds another way. We do not offer resealing or patching, because on a ponding roof it delays the only work that fixes it: getting the covering back and putting the falls right, which is done during a replacement. Suffolk and north Essex specifics

The 1960s to 1980s estate roofs at Kesgrave, Rushmere St Andrew and Chantry are where we most often find ponding from skimped firrings and deflected decks, because the garage and utility extensions of that era were built to a loose standard and have had decades to sag. Ipswich also has a lot of mature street trees, so leaves and debris feed the silt banks that dam water against upstands. On the coast at Felixstowe and Harwich, ponding is worse news, because standing water holds salt against the covering and the fixings for longer, so a ponding coastal roof corrodes and fails faster than a ponding inland one.

Is ponding water around a rooflight a problem?
