How Many Rooflights Does a Loft Conversion Need?


Most loft conversions need two rooflights. The working rule is a glazed area of roughly 20 per cent of the floor area, so a 16m² loft room wants about 3.2m² of glass, which is two units of around 780 x 1400mm. Rooms under 10m² are usually served by one. At least one unit must meet Part B escape dimensions where the room is habitable.

That is the short answer, and for the majority of Suffolk loft conversions it is the right one. The rest of this page is the reasoning, because the number of units is only half the decision. Where they land on the slope changes the room more than the total glazed area does.

The 20 per cent rule of thumb

There is no single legal minimum glazing area for a habitable loft room in England. What exists is a long-standing design guide of glazing equal to about 20 per cent of floor area for a room that feels properly lit, alongside a Part L requirement that whatever you fit performs thermally. Fifteen per cent will read as adequate. Ten per cent reads as a converted attic with a window in it.

Areas are the glazed area of the units, not the structural opening. Your survey confirms what the actual rafter positions allow.

Above about 14m², two units beat one large one of the same total area. A single opening throws light from one point, so the corners of the room stay in shadow and the contrast is high enough to feel gloomy even with plenty of glass. Two sources from different points fill the room. Under flat grey East Anglian cloud, which is most of the year, that difference is more noticeable than it is on a bright day.

Fire escape is a separate question

Daylight is a guideline. Escape is a requirement, and it is regularly missed on unregulated conversions.

A habitable room in a loft conversion generally needs an escape route. Where the conversion is a single storey above the ground floor and a protected stairway is not provided, an escape window is required. The rooflight then has to give a clear openable area of at least 0.33m², with a minimum clear opening of 450mm in both height and width, and the bottom of that openable area no more than 1100mm above the floor.

Two things catch people out. First, a standard centre pivot usually cannot serve as an escape window, because the sash rotates on its middle axis and obstructs the opening. You need a top hung or side hung unit ordered specifically as an escape unit. Second, size: a 550 x 780mm window does not achieve 0.33m² of clear opening, so if the room needs escape provision that constrains your smallest unit before daylight does. Where they go on the slope

Position does more work than area. The numbers we use:

  • Sill height 800mm to 1100mm above the finished floor. That gives a view out when seated, puts the handle in reach, and satisfies the escape sill limit if the unit is an escape unit. Higher and it becomes a light well with no view. Lower and it is a hazard.
  • Head height around 2m above floor level. The height of the head, not the size of the glass, is what determines how far daylight penetrates back into the room. On a shallow pitch you need a taller unit to reach the same head height.
  • Space units at roughly a third and two thirds of the room width rather than clustering them centrally. Two windows 600mm apart behave like one big one.
  • Keep clear of the ridge and the eaves. Openings within about 600mm of either change the structural picture and usually need an engineer.
  • Align with the room, not just the roof. A unit centred on the slope but off-centre in the room below looks wrong from inside for the life of the building.
  • Split across two slopes where the roof allows it. Cross light from opposite pitches is the best result available in a loft, and it also gives you cross ventilation on a warm night.

Orientation matters too. A single large south-facing unit in a Suffolk loft will overheat the room in summer, and Part L overheating provisions push against that. Two smaller units, or solar control glazing with a g-value in the 0.28 to 0.38 range while keeping light transmission above 60 per cent, handles it better than fitting a blind afterwards and closing it every afternoon.

What the rafters will let you have

The room decides what you want. The roof decides what you get. Standard rooflight widths of 550, 660, 780, 940 and 1140mm exist because they sit between or across rafters at 400mm or 600mm centres. On a traditional cut roof, one rafter cut and trimmed is routine. On a trussed roof, and that is most housing built after about 1970 including the new-build stock at Grange Farm, Sproughton and Martlesham, nothing gets cut without a structural design.

Where the conversion is being designed properly, the structural engineer is already designing the whole roof and the openings are part of that. Where you are adding daylight to an existing converted loft, the rafter positions we measure from inside will often move a unit 200mm sideways or drop it a size.
