Are Walk-On Rooflights More Expensive?


Yes, walk-on rooflights cost more than standard flat rooflights, typically £6,800 to £10,500 for a 1.5 by 1.0m unit to an engineer’s design, against £2,700 to £3,600 for a standard flush glass unit of similar size. The four cost drivers

1. The structural glass build-up

A standard flat rooflight has a toughened outer pane and a laminated inner over a sealed cavity. A walk-on unit adds a thick laminated structural top, often 30 to 40mm or more of glass in several plies bonded with structural interlayers, that people stand on. That glass is far more expensive to make, and it is calculated for the span, the load and the deflection limit rather than picked off a shelf, so it is engineered glass at an engineered price.

2. The weight

All that glass is heavy. A walk-on unit frequently weighs several times what a standard rooflight of the same size does, and weight drives cost in two ways: the frame and support have to carry it, and getting it onto the roof often needs mechanical lifting rather than two people and a tower.

3. The support beneath

A person on the glass is a point load that has to travel out to the supporting walls, so the opening is trimmed with an engineered frame, often steel or a designed timber support, not a standard kerb. That structure is designed by an engineer, and the design and the steel both cost. The roof or floor was not built with a load-bearing hole in it, so this is real structural work.

4. Craneage and access

Where the unit is too heavy to carry, a crane or a mechanical lift is hired, and on a restricted site that can be a significant line on the quote. Access is sometimes the constraint that decides the maximum size, because a unit that cannot be lifted into position cannot be fitted whatever the budget.

Cost does not rise smoothly with size on a walk-on unit. There are steps.

  • Small, single-pane domestic light well: the base of the range. One person’s foot load, a modest structural frame, liftable by hand or a small lift.
  • Around 1.5 by 1.0m: £6,800 to £10,500, the common terrace size, engineered support and usually mechanical lifting.
  • Above roughly 2m in a dimension: a sharp step. The glass thickness rises to carry the span, the weight rises with it, craneage becomes near certain, and the engineered frame gets heavier. A large single walk-on pane is a specialist item.
  • Multi-panel or busier loading: a further step, because a busy terrace load is higher than domestic foot traffic and multiple panels multiply the framing.

The glass and the structure rise together. A bigger walk-on pane needs to be thicker to carry the span, which makes it heavier, which needs more support and more lifting. That is why the price steps rather than climbs steadily, and why the honest number only comes from a survey and an engineer’s design.

Why it is worth it where it fits

A walk-on rooflight does something no standard unit can: it turns a flat roof into usable terrace while lighting the room below, or brings daylight into a basement through the floor above. Where that space is the point, the cost buys usable square metres you would not otherwise have. Where it is not, a standard flush glass unit at a fraction of the price does the daylight job, so a walk-on unit is worth specifying only where the traffic is genuinely needed.
