Roof Lantern or Flat Rooflight: Which Suits Your Extension
Choose a roof lantern when the room below is larger than about 4m x 4m, the ceiling is going to be flat plastered rather than sloped, and you want the extension to read as a statement from the garden. Choose a flat rooflight when you are lighting a narrow side return, the budget is tight, or the roof cannot easily carry the extra height and weight. A lantern distributes light better across a dull day and sheds rain properly. A flat rooflight is cheaper, quicker and more forgiving of an imperfect opening. Both are good products. They just answer different questions.
That is the short version, and for a lot of enquiries it settles the matter in a sentence. What actually separates the two products
A flat rooflight is a single sealed glazed unit that sits almost flush with the roof, laid to a shallow fall of two or three degrees so water runs off. No ridge, no bars, and from inside it reads as a rectangle of sky. A roof lantern is a pitched glazed structure standing proud of the roof, with a ridge along the top, glazing bars running down to an eaves beam, and a self-supporting frame carrying its own glass. Modern aluminium lanterns pitch at roughly 20 to 25 degrees, and that pitch is where most of the practical differences come from.

Daylight distribution: the difference you actually feel
This is the factor most people underrate. A flat rooflight lets in light from directly above. When the sun is high in June that is plenty, but for most of a Suffolk year the useful light is coming in at a low angle from the side, and a flat unit takes almost none of it. A lantern’s pitched faces are angled to catch that low side light, so on a dull February morning a lantern noticeably outperforms a flat unit of the same footprint in the same roof.
The effect is strongest in a north-facing room. A north-facing flat rooflight sees only diffuse sky and never any direct sun, so it delivers a steady but flat light. A lantern in the same position picks up light bouncing in from the east and west faces through the day, and the room reads brighter for longer. If daylight is the whole reason for the project, that difference is worth the cost gap on its own.
Headroom and the feel of the room
A lantern does something a flat unit cannot: it adds apparent volume. The pitched glass draws the eye upward, so a room with a lantern feels taller than its ceiling height suggests. In a single-storey extension with a standard 2.4m ceiling, that lift matters, because it stops the room feeling like a low box. A flat rooflight brightens the same room without changing how tall it feels.
This is why lanterns suit open-plan kitchen diners and flat rooflights suit side returns. In a 5m x 4m kitchen diner the lantern’s vertical presence balances the floor area. In a 3m-wide side return there is no volume to gain, the flat unit lights the space perfectly well, and a lantern would look oversized and cost more for no benefit.

Drainage, cleaning and the Suffolk climate
Pitch is a maintenance advantage as much as a light one. A lantern at 25 degrees sheds rain fast, and rain running off a steep face carries organic film and debris with it. A flat rooflight at three degrees does not. It holds a shallow film of water in the centre, and in Suffolk that film dries to a ring of pollen inland and a ring of salt within a mile or two of the coast. Neither leaks, but the flat unit needs cleaning more often to stay clear, and you are cleaning something you cannot easily reach.
Rain noise runs the same way. Water hitting flat glass drums; water hitting a 25-degree face runs off. A lantern is quieter in heavy rain than a flat unit, which is a quiet advantage worth knowing if the extension is a bedroom or a home office rather than a kitchen. Thermal performance: closer than you would think
On paper a good flat rooflight and a good lantern land in a similar U-value band, roughly 1.2 to 1.5 W/m²K for aluminium with argon-filled solar control double glazing. Under current Part L for England, a replacement rooflight in an existing dwelling must achieve a whole-unit U-value of 2.2 W/m²K or better, and both products beat that comfortably. Where they differ is solar gain and its management. A lantern presents more glass to the sky, so it gains more heat on a sunny day, and a large south-facing lantern genuinely needs a solar control coating and often a ridge opening vent to stay comfortable in summer. A flat rooflight of the same footprint has less glazed area facing the sun, so it gains a little less.
That is a specification question rather than a reason to pick one product over the other. Both want a solar control coating on a south or west aspect, both want a warm-edge spacer, and the detail that decides real-world performance is the kerb, not the glass. Cost: the 30 to 50 per cent gap explained
Like for like, a lantern lands 30 to 50 per cent above a flat rooflight of the same footprint. That is not a margin, it is more product. A lantern has more frame, more glazed area across its pitched faces, a ridge and eaves beam, more glazing bars, and more labour to assemble on the roof. A flat rooflight is a single unit that lifts into a kerb in one piece. The kerb and structural opening cost is broadly similar for both at a given size, so the gap is almost entirely in the unit and the fitting time.
That gap narrows in importance as the room gets bigger. On a 3m-wide side return the flat unit saves real money for a result that suits the space. Architectural style and property age
Property age steers the choice as much as room size. A slim anthracite aluminium lantern looks right on a modern or recently extended house and can look wrong on a period property, where a timber lantern with heavier bars often reads correctly instead. A flat rooflight is close to invisible from the ground, which makes it the quieter choice on a sensitive frontage or in a conservation area where anything standing proud draws attention. Suffolk and north Essex carry an unusually high density of conservation areas and listed buildings, from Lavenham and Dedham to central Ipswich. In those settings the flat rooflight’s low profile is frequently the difference between a straightforward approval and a refused application, because a lantern visible from a public highway usually needs a conservation-style unit or is turned down. These are the rules of thumb we actually use standing on someone’s roof, before any measuring.
- Room over about 4m x 4m with a flat ceiling: lantern earns its cost.
- Side return under about 3.5m wide: flat rooflight, almost always.
- North-facing room where daylight is the whole point: lantern, for the side-light gain.
- Low ceiling that feels boxy: lantern, for the apparent volume.
- Tight budget on a modest room: flat rooflight, and no apology for it.
- Period property or visible conservation frontage: flat rooflight for discretion, or a timber lantern if the budget and consent allow.
- Existing flat roof you would rather not upgrade structurally: flat rooflight, because its lower weight and height ask less of the structure.

Common questions
Is a roof lantern always brighter than a flat rooflight?
Not at midday in high summer, when the sun is directly overhead and a flat unit performs very well. But across a full Suffolk year, and especially on dull days and in north-facing rooms, a lantern’s pitched faces catch low side light that a flat unit misses, so it delivers useful daylight for more hours. The bigger and duller the room, the wider that gap.
Can I put a lantern on my existing flat roof, or only a flat rooflight?
Often either, but a lantern asks more of the structure because it is taller and heavier. Cutting the opening removes joists and the load transfers into trimmers or a ring beam. Which is cheaper to run once fitted?

Does a flat rooflight leak more than a lantern?
No, provided the kerb is built correctly, which is where either product leaks if it leaks at all. A flat unit holds a shallow film of water where a lantern sheds it, so a flat unit is less tolerant of a poorly detailed kerb or an inadequate fall. On both products the fix for leaks is the kerb, not sealant. We do not reseal or patch either; a failed unit is replaced.
